Job Title: High-Rise Residential Construction Project Manager
Salary: Competitive, based on experience

JOB DESCRIPTION:

Our client is seeking a highly experienced Project Manager to lead a residential mid/high-rise construction project
.
This is a full-time, in office/on-site role where the candidate will be responsible for managing the project from start to finish, ensuring successful completion within the required timeframes and budgets. The ideal candidate will have a proven track record in managing large-scale construction projects, particularly in the residential high-rise sector. You will work closely with the Vice President of Construction and lead a team of 10-15 professionals, ensuring all aspects of the project run smoothly, including coordination of permits, paperwork, and liaising with various stakeholders.

REQUIREMENTS/EXPERIENCE:

Minimum of 2-3 full-cycle projects from start to finish
Industry Focus: Strong experience in residential mid/high-rise construction.
Tenure: At least 4-5 years in previous roles, demonstrating commitment and the ability to manage long-term projects.
Leadership Experience: Proven experience managing and running a team on-site, with the ability to motivate and guide both the internal team and subcontractors
Project Stage: Must be comfortable working in the final stages of paperwork and permits, with a focus on gearing up for the construction phase.
Project Timeline: Will oversee the completion of the project within approximately 2 years.

Responsibilities

Lead the overall planning and execution of the high-rise residential construction project.
Manage the entire project lifecycle from pre-construction to final handover.
Supervise and manage a project team of 10-15, ensuring roles and responsibilities are clear and deadlines are met.
Oversee project scheduling, budgeting, and resource allocation to ensure the project remains on track.
Work closely with the VP to ensure effective decision-making and communication across all levels.
Coordinate and manage subcontractors, trades, and vendors while establishing positive working relationships.
Ensure compliance with all relevant building codes, safety standards, and permit requirements.
Manage all documentation, including contracts, changes, and regulatory paperwork.
Develop and maintain strong relationships with stakeholders, including architects, engineers, city planners, and construction teams.
Maintain detailed progress reports, including cost control, risk management, and schedule updates.
Ensure high levels of quality control and resolve any onsite issues promptly.
