Job summary/Purpose
The role of the Adoptions Manager is to take the responsibility for and to project manage the full close out of developments completing the roads, sewer and associated adoption works and to ensure tight control of all bonds and implementation of a robust reimbursement strategy whilst safeguarding the effective management of costs associated with these works.
This is a chance for an accomplished and enthusiastic professional with excellent communication skills and strong drive. The candidate must have a robust engineering and technical background/excellent on-site knowledge and experience and maintain a full understanding of the adoptions/vesting process.

Primary Responsibilities

  • To manage the overall bond liability via the TW bond database and identify the key triggers to facilitate reduction. Ensure the dates for these are clear and that all steps are identified, and the necessary inspections and certificates are applied for, with required works undertaken in the most cost efficient and timely manner.
  • Prior to new sites finishing, to work with relevant internal departments to ensure a timely issue of a maintenance certificate for both roads and sewers. To ensure adoption standards are met and the bonds are reduced at all available trigger points as soon as possible.
  • Co-ordinate all internal departments to ensure efficient progress of allocated developments and assist / drive management of the site closure.
  • Liaise and negotiate where necessary with Statutory bodies to aid close out of complex issues.
  • Explore all value engineering opportunities to achieve best value from the development until final closure.
  • Ensure all risks and opportunities are rigorously investigated and accurately costed, and ensure appraisals are robust and current until site is fully complete and adopted.
  • Invite fee quotations, analyse quotations against budgets and appoint chosen consultants following approval from the Technical Director in line with Taylor Wimpey operating procedures.
  • Ensure that all design information is received, reviewed, co-ordinated and distributed on time and is within budget; including whilst site remains within closed asset portfolio.
  • Assist in public relations matters (including community engagement) associated with the project.
  • Prepare and maintain robust programmes and documents for the monitoring of progress and updating the business unit, focusing on all key aspects of programme to ensure continued / future delivery of projects in line with BU requirements.
  • Comply with the rules and procedures contained within the Taylor Wimpey Operating Framework.
  • Represent the BU on SW working parties.
  • Prepare and review annual cost plans/ cash flow projections for site closure works in conjunction with Commercial/Finance Director.
  • Co-ordinate and manage project meetings with consultants and other departments in a timely and efficient manner, ensuring all relevant action points are noted and recorded.
  • Manage the pre-distribution of information from all meetings together with updated programmes / status reports.
  • Take active role in Business Unit Senior Management Team.
  • Lead, manage and develop the Adoptions team to achieve targets.

Experience, Qualifications, Technical Requirements

  • Detailed knowledge of the full land / development / commercial / legal/ technical process.
  • Relevant broad base of role during career, mostly developer based.
  • Ability to work and deliver in a high-pressure environment effectively managing risk.
  • Able to work successfully in a multi-disciplinary environment
  • Able to behave in a functionally impartial manner
  • Ability to create and manage future focused programmes, in particular Critical Path and pro-actively monitor and deliver programmes set
  • Able to manage people, processes and time.
  • Working knowledge/experience of CDM regulations
