POSITION OVERVIEW:

Reporting to the VP, ESG & Asset Management, the successful candidate will fill the full-time position of Analyst, Asset Management located at our head office in Toronto, Ontario. In this role, you will play a critical role in supporting the asset management team by analyzing and optimizing the performance of a diverse portfolio of multi-residential properties. You will be responsible for providing financial analysis, market research, and operational support to drive investment performance and achieve long-term portfolio goals.

QUALIFICATIONS:

  • Bachelor’s degree in finance, real estate, business, economics, or a related field.
  • 1-3 years of experience in real estate asset management, investment analysis, or a related field, preferably in the multi-family sector.
  • Strong financial modeling and analytical skills, with proficiency in Excel.
  • Solid understanding of real estate valuation methodologies and key performance metrics.
  • Familiarity with real estate management software (e.g., Yardi, Argus) and market research tools.
  • Excellent communication and presentation skills, with the ability to synthesize complex data into actionable insights.
  • Detail-oriented and organized, with the ability to manage multiple tasks and deadlines effectively.
  • Avid learner comfortable with exploring new technologies and tools; experience with Power BI, SQL, DAX, etc. would be considered an asset.
  • Knowledge of Canadian real estate markets and regulatory environment is a strong asset.

Responsibilities:

  1. Financial Analysis & Reporting
  • Track property-level performance metrics and prepare monthly, quarterly, and annual asset management reports.
  • Assist in the preparation of budgets, re-forecasts, and variance analyses in collaboration with property management teams.
  1. Portfolio Optimization
  • Analyze operational performance to identify opportunities for revenue enhancement and cost reduction.
  • Monitor key performance indicators (KPIs) such as occupancy, rent growth, turnover rates, and net operating income (NOI).
  • Recommend and implement strategies to improve asset value and operational efficiency.
  1. Market Research & Benchmarking
  • Conduct in-depth market research to evaluate local rental markets, demographic trends, and competitive positioning.
  • Prepare market comparison reports to inform pricing, marketing, and leasing strategies.
  1. Stakeholder Communication
  • Prepare presentations and updates for internal stakeholders, investors, and senior leadership.
  • Coordinate with property management teams, third-party vendors, and other partners to ensure seamless execution of business plans.
