About you
The Analyst, Property & Debt Brokerage is responsible for providing exceptional analytical support to the Canadian Capital Markets group and their institutional clients within the course of advising on and executing investment sales and financing transactions. As an important member of the team, the Analyst will work primarily in the areas of real estate valuation, financial analysis (equity and debt), property due diligence and market research, and will play a key role in the preparation of client presentation and investor-facing marketing materials.
In this role, you will…
-

Support underwriting and valuation efforts for real estate properties and portfolios across Canada and spanning all asset types (industrial, multi-family, office, industrial, development land, alternatives), including creating and managing financial models in Excel and Argus Enterprise

  • Build and maintain intelligence databases and investor activity trackers to drive financial assumptions in valuation exercises and more generally support decision-making for clients and their real estate portfolios
  • Assist in all aspects of property due diligence, including reviewing and summarizing third-party reports (e.g., appraisals, building condition and environmental assessments, planning reports and development plans), financing documents, property leases and other legal documents within the context of impacting property value and liquidity
  • Prepare and format content for client market presentations, pitches/RFPs and marketing materials for transaction processes (e.g., offering memorandums/CIMs for investment sales and financing offerings)
  • Contribute to developing property/portfolio recommendations and sale or financing process strategies
  • Opportunity to be involved in presenting pitches to existing and potential clients
  • Keep pulse on real estate market activity across Canada, including staying current with macroeconomic news and trends, major investor activity (fundraising and transactions) and recent institutional sale processes and financings
  • Interface and build relationships with a variety of teams and business lines across the Colliers platform nationally and globally (e.g., Global Capital Markets teams, investment sales and leasing brokers, Research, Real Estate Management Services, Valuation & Appraisal Services, Occupier Services, Project Leaders, Strategy & Consulting) to help uncover synergies among practice groups internally and explore cross-functional opportunities for clients

What you’ll bring…
-

2+ years of relevant work experience in real estate financial analysis—equity and/or debt—and support of real estate investment sales transactions and/or financings

  • Bachelor’s degree is required, preferably in business/commerce, real estate, finance, accounting, economics, urban planning and/or related field(s)
  • Active real estate license in good standing (or pursuit of real estate license) would be considered an asset but is not a requirement
  • Possesses strong computer skills, including advanced working experience in Microsoft Excel (Argus also considered an asset). Able to develop custom financial models and proformas
  • Experience conducting real estate market research through Altus/RealNet, Real Capital Analytics, CoStar, MPAC, GeoWarehouse, Urbanation, UrbanToronto and/or other similar online platforms is also considered an asset
  • Self-starter with ability to work both independently and within a team environment, as required
  • Ability to work well under pressure with multiple or competing deadlines; organizational, time management and multi-tasking skills are key
  • Exceptional interpersonal and presentation skills; is comfortable interacting with people from a variety of backgrounds
