JOB DESCRIPTION

Akelius is seeking an ambitious and decisive asset manager to join the property management team.
The asset manager is a leadership position that oversees all financial and operational aspects of the portfolio, including property management, leasing, construction, and maintenance.
The successful candidate will primarily be responsible for the net operating income of a portfolio.

The asset manager will closely work with the regional vice president and property management team to implement their overall strategic plan.

  • oversee budgeting process and ensure executing operations within the budget parameters
  • identify and realize income generating and cost reducing strategies
  • lead a team of property management and leasing professionals, dependent on assigned portfolio
  • analyze reports and develop strategies to achieve goals
  • ensure property management team is providing first class service for Akelius residents
  • complete monthly reporting including, market valuations, cash flows and cost analysis, risk factors, and operation efficiencies
  • assist in quarterly property valuations, compile monthly reporting packages, and produce investment applications for large capital projects and unit renovation programs
  • lead due diligence process and post-acquisition activities, such as integration of asset onto company’s property management software
  • communicate consistently with property management team regarding daily operations and performance of the property
  • oversee capital improvement projects and unit upgrades
  • assist in legal matters associated with the portfolio
  • review and approve various purchase orders and invoices
  • support hiring process for new team members
  • perform other duties as necessary
