We are seeking a dedicated professional to take on a dynamic role involving Property and Asset Management responsibilities. Your tasks will include maintaining our lease & management agreement database, overseeing service charge management, managing sub-tenants, assisting with rent reviews & L&T matters, and handling insurance processes. Building strong relationships with landlords, tenants, and agents is a key aspect of this position.

REQUIREMENTS

The Asset Manager you will be overseeing all landlord service charge budgets across the portfolio, ensuring accurate billing and collaborating with our third-party consultant for monitoring and reporting to the wider business

You will also be responsible for.

  • Maintaining and updating our database of leasehold/management agreement interests and landlord vs tenant responsibilities.
  • Assist with general landlord and tenant matters. and liaising with agents, solicitors and other consultants as required.
  • Take ownership and be the first point of contact for the Operations team and deliver a suitable solution to the challenges they may face.
  • Have oversight of the claims / disruption management process.
  • Assist with lettings within our freehold portfolio, including retail and leisure.
  • Prepare Service Charge budgets and reconciliations where these services are undertaken by The Office Group and manage external managing agents as necessary.
  • Review landlord service charge budgets with external advisors in the context of the lease and building operation to ensure charges and apportionments are accurate.
  • Review Service Charge invoices against budgets and reconciliations in leased premises.
  • Review and deal with matters such as Party Wall Awards, Rights of Light, etc.
  • Manage any License & Wayleave applications with our landlords.
  • Review and approve sub-leases to tenants outside of normal client license dealings and track key events.
  • Assist with implementation of sustainability strategies and practices across the group focusing on energy reduction.
  • Ensure that policies and procedures are being followed in accordance with any occupancy handbook and building fit-out guide.
  • Review insurances for new and existing buildings and notifying insurers of any potential claims.
  • Assist the finance team with forecasting budgets (Rent / Service Charge / Insurance).
  • Review budget vs expenditure reports.

Knowledge and Experience

  • You will be a chartered surveyor post qualified with 3 years industry experience
  • General knowledge of property and surveying principles.
  • Knowledge of the UK Market.
  • Ideally a track record of preparing and managing SC budgets.
  • Reporting and budget analysis experience
  • Commercial property leases and licenses
  • Proficient with Microsoft Office
