Description:

We are looking for an experienced Assistant Community Director for an exciting new lease up property. This is an Affordable Multi-Family property is located in Decatur, GA that is currently under development. The Assistant Community Director will be responsible for effectively executing a successful lease up while also managing the day-to-day operations.
As an Assistant Community Director, you will report to a Community Director who is your team leader. In the Community Director’s absence, you will assume all responsibilities associated with accomplishing community objectives as set forth by your Community Director, Regional Manager, and the property owner. In addition, you will be directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.
At most property management companies; the Assistant tends to just keep the books. It’s time to Forget the Ordinary. At Elmington in addition to keeping records you will be asked to ensure the property obtains its economic occupancy and total income goals. That means understanding the financials and how what you do every day impacts the team strategy to achieve the goals. You will also participate in the lease up meaning you will take applications, ensure compliance approval, and participate in the lease signing and move in process.

Responsibilities:

YOUR KEY JOB RESPONSIBILITIES WILL BE TO:

  • Maintain accurate resident records
  • Update on daily basis all rents, deposits and application fees received
  • Issue appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos).
  • Deposit all receipts prior to bank close each day
  • Inspect move-outs and vacancies
  • Be knowledgeable of all phases of leasing and resident retention
  • Work with lease renewals each month
  • Keep daily records on lease renewals and terminations
  • Greet prospective clients, show community and aid in leasing duties
