Description:

JOB OVERVIEW:

As a Manager on Duty, you’ll assist in managing properties according to company policies, procedures, and standards. You will develop skills in lease administration, income/expense management, physical facilities management, and tenant relations.

SKILLS & QUALIFICATIONS:

  • Experience: Two years of experience as an on-site manager managing property or building operations preferred.
  • Education: Bachelor’s degree in business or related field.
  • Certification: Certified and Licensed by the State of Florida for Community Association Management (CAM) preferred.
  • Customer Service: Strong knowledge of customer service principles and practices.
  • Technical Skills: Ability to read, analyze, and interpret technical procedures, leases, and regulations.
  • Interpersonal Skills: Strong interpersonal skills.
  • Computer Literacy: Proficiency in Microsoft Office Applications.

PHYSICAL REQUIREMENTS:

  • Ability to lift up to 50 lbs.
  • Standing, sitting, walking, and occasional climbing.
  • Extended periods of working at a personal computer.
  • Extended periods of talking on the phone.
  • Ability to detect auditory and/or visual emergency alarms.
  • On-call 24/7.
  • Flexible hours and weekend work based on project requirements.
  • Driving when necessary.
  • Timely emergency response.

Responsibilities:

RESPONSIBILITIES:

  • Knowledge Management: Stay updated on state regulatory agency statutes and community documents, policies, and procedures.
  • Field Activities: Assist with property or group of properties’ field activities.
  • Tenant Service Requests: Oversee the tracking and response to tenant service requests.
  • Tenant Relations: Maintain a positive tenant relation program and regular communication with tenants.
  • Property Inspections: Perform quarterly property inspections.
  • Insurance Coordination: Coordinate insurance requirements for properties and vendors.
  • Tenant Communication: Develop, prepare, and distribute tenant manuals, emergency procedures, and other formal communications.
  • Administrative Tasks: Prepare check runs, capital trackers, and other forms for approval by the Community Association Manager.
  • Monthly Reports: Assist in preparing monthly reports.
  • Budget Development: Assist in developing operating and capital budgets.
  • Additional Duties: Perform other duties as directed by the Community Association Manager.
  • Networking: Establish and maintain industry contacts and relationships through trade organizations and networking opportunities.
  • Team Culture: Foster a culture of positive interaction among the building management team.
  • Safety: Follow safety procedures and maintain a safe work environment.
