ACCOUNTABILITIES

  • Provide strategic oversight of Asset Management portfolio located across key markets.
  • Assist with property underwriting and asset plan business case preparation.
  • Retain oversight of the preparation of annual operational and capital budgets, the assembly of high-level leasing and repositioning strategies, and presenting same to executives and clients for their approval.
  • Create and maintain Argus Enterprise cash flow forecasts and financial models for asset management and other investment initiatives.
  • Review and provide recommendations on prospective lease transactions and capital expenses, with comparisons to budget and acquisition proformas.
  • Track Capital expenditures and monitor the execution process of various projects taking place.
  • Liaise closely with in house leasing, investment, property management and accounting teams to ensure key performance metrics are being achieved, to promote effective revenue enhancement and proactive asset preservation.
  • Perform real estate market research (track deal flow, maintain market data, etc.) for the specific submarket and make recommendations to the Asset Management team.
  • Manage the quarterly appraisal program for factual correctness, provide drafts and recommendations to clients, for their approval.
  • Assist with tax appeals and recommendations to clients for approval.
  • Assist with factual correctness of all aspects of client reporting including but not limited to monthly and quarterly reports, tracking NOI monthly in comparison to budget, compiling asset plans and market analysis.
  • Responsible for preparing all monthly and quarterly client reports.
  • Assist the Investments team with underwriting and financial analysis of investment and development opportunities on an ad hoc basis.

QUALIFICATIONS

  • Education - Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
  • Experience – Minimum of 2-3 years of experience in asset management, real estate investment, or a related field. Proven track record of strategic involvement with a diversified portfolio of real estate assets across key markets. Strong experience in financial modeling, underwriting, and preparing business cases, including creating Argus Enterprise cash flow forecasts. Experience in preparing and managing capital and operational budgets and analyzing leasing and repositioning strategies. Familiarity with property tax appeal processes, real estate appraisals, and lease transactions.
  • Relationship/Leadership Skills - able to develop and sustain cooperative working relationships with team members, and senior management, self-motivated, professional and flexible; committed to personal growth and integrity aligned with company objectives; ability to exercise confidentiality. Strong knowledge of real estate market trends, asset management principles, and investment strategies.
  • Organizational/Multi-Task Skills – Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes. Excellent data analysis skills and the ability to synthesize market research into actionable insights.
  • Communication Skills – Strong written and verbal communication skills, with the ability to present financial and operational data to executives and clients. Collaborative mindset with experience liaising with cross-functional teams (leasing, investment, property management, and accounting) to drive performance. Exceptional organizational skills and attention to detail, particularly in reporting, budgeting, and asset planning. Ability to manage time effectively and prioritize tasks in a fast-paced environment. Willingness to stay updated on market conditions and trends in the real estate sector. Ability to manage multiple client relationships and ensure accurate reporting and communication with stakeholders.
  • Decision-Making Skills – Ability to resolve problems using facts and sound reasoning; ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
  • Computer Skills - Proficient in a variety of computer software packages, including Microsoft Office and Excel. Proficient in Argus Enterprise, and other financial modeling software.
  • Police Clearance – A criminal verification check is required for employment.
