Description:
Responsibilities:
The Associate Construction Manager, working with a project team and reporting to the Senior Construction Manager, will assist in overseeing all aspects of the project lifecycle from budgeting, design, permitting, and construction through to turnover and occupancy. Key responsibilities and essential job functions include but are not limited to the following:
Design & Pre-construction
- Assist in developing the plan for executing and controlling the project, including budget estimating, scheduling, business planning and cash flow.
- Participate and work with TCHC’s Procurement division to prepare scope of work, release, evaluate and award consultant and trade contractor RFPs, adhering to TCHC protocols and standards.
- Review recommendations for contract awards.
- Review contracts to ensure scopes of work and schedules are accurate.
- Ensure project designs meet TCHC standards and performance specifications.
- Review designs and proposals by consultants, construction managers and other parties to ensure design meets TCHC and government standards and requirements and recommend changes as required.
- Participate in public engagements and consultations informing the community about the project/revitalization developments.
- Coordinate with internal TCHC divisions to ensure project requirements are collected and incorporated in project designs and specifications.
- Coordinate with various stakeholders during tenant relocation and pre-demolition work.
- Assist the project team in preparing packages for various approvals by internal and external stakeholders.
- Assist in value-engineering throughout project designs and production drawings.
- Ensure that the projects meet TCHC’s sustainability goals for mitigating their impacts on climate change.
- Provide project oversight of subdivision design process, approvals, and construction of new municipal roads and infrastructure (on behalf of the City of Toronto).
Construction
- Review and analyze activities, costs, cash flow, operations, and forecast data to determine progress towards projects completion on time and on budget.
- Prepare and review monthly progress draws, ensuring the budget and schedules are consistent with construction progress on site.
- Report to the Senior Construction Manager the budget status against the project’s anchor business plan.
- Assist in tracking and comparing project actual expenditures against the project budget.
- Review designs, drawings, specifications, site instructions, shop drawings and change orders, and assess their impact of on the overall project budget.
- Advise on potential risks associated with certain construction measures to avoid construction delay and increased costs.
- Monitor environmental liabilities and impacts on the budget and schedule.
- Provide oversight from an Owner’s Representative perspective of the quality control of the project, and conduct regular site visits to ensure that the new buildings and roads are according to the construction documents and specifications.
- Coordinate and meet regularly with the project team to ensure execution of the contract requirements are met and advise the Senior Construction Manager of any deviations.
Post Construction
- Coordinate occupancy and turnover of the projects with all other related TCHC Divisions, ensuring a smooth transition of the project and its documentation.
- Archive turnover documents.
- Assist with the procurement and oversight of a PDI consultant to document deficiencies and workmanship defects; coordinate any repair work during the warranty period.
