JOB SUMMARY

The Associate Director, Commercial will provide broad based commercial management services to Altus Clients . Service mandates will come from new and existing clients in institutional, commercial, Government and infrastructure sectors. The ability to understand Contracts, risk management ; change management; payment and costs management and claims is essential for this job opportunity.

KEY REQUIREMENTS:

  • Post-secondary education in engineering, construction, quantity surveying, business, or a Master’s degree in Business or related field; a designations like MRICS and /or PQS are assets.
  • 10+ years of commercial construction experience, with at least 5+ years in Canada.
  • Experience in the transit sector is preferred.
  • Extensive knowledge of procurement methods, construction contracts, quantum claim techniques, productivity loss calculations, risk/change assessment, and dispute resolution.
  • Proven ability to build and maintain strong client relationships.
  • Expert understanding of various contract conditions and the real estate/advisory industry.
  • Excellent communication skills, particularly in interpersonal, written, and presentation formats.
  • Thorough knowledge of Microsoft Office applications and likely experience working for a contractor.

Responsibilities:

  • Advises on procurement options and associated benefits, with expertise in risk quantification, management, and allocation, and a strong understanding of alternative approaches like DBFM, progressive, and Target Cost models.
  • Produce cashflow analysis and manage payment certification processes.
  • Establish and manage project cost control, verifying invoices, subcontract payments, and auditing actual costs if necessary.
  • Understand and manage project security, insurance, and other risk mitigation tools.
  • Implement effective change management processes and handle dispute resolution best practices.
  • Perform quantum and cost assessments, analyzing construction cost and schedule disruptions.
  • Allocate delay responsibility, calculate damages, and perform project cost risk analysis.
  • Gather, organize, and review client project data for claims and disputes.
  • Prepare and deliver reports or cost analyses within agreed schedules and fee structures.
  • Maintain proactive client communication, addressing issues, recommending dispute resolution methods, and providing expert contractual advice.
