Description:

We have a newly created position for an Associate Investment Manager to join the team at our Sydney Head Office.
Reporting to the Investment Manager, the Associate Investment Manager is responsible for optimising the investment performance of the sector portfolio ensuring assets are positioned to meet or exceed the investment hurdles established.
In collaboration with cross-functional departments, you will be responsible for driving long term strategic decisions including advising on acquisitions and divestments.

Daily responsibilities will include:

  • Assist with the day to day output/delivery of the requirements of the Investment Management Agreement (IMA) for each asset within the portfolio
  • Assist with collation of relevant information along with assisting with preparation of a 10-year strategic asset plan for each asset, including approval of key metrics for the 10-year cashflow forecast and Internal Rate of Return “IRR”
  • Assist with the day to day output and execution of the 12-month business plan for each asset
  • Conduct forecasts related to Funds from operations “FFO”, rental growth, operational expenditure, capital expenditure plans and leasing
  • Assist with and collaborate with relevant internal & external teams on capex projects, refurbishments, repositioning and highest/best use analysis of assets
  • Collect, collate and prepare valuation packs for the external independent valuations (annual, half yearly, and quarterly as required)
  • Assist with financial modelling and cash flow analysis during commercial leasing and transactional deals
  • Oversee and collaborate with Stockland finance and property management teams in monitoring property expenditure and oversee reconciliation of management accounts for each reporting year
  • Develop and maintain customer relationships in conjunction with property management team and aligned to tenant retention strategies as agreed with the Investment Manager.
  • Work with IM on portfolio leasing strategies, including attending/influencing leasing meetings, engaging with appointed agents and internal Stockland stakeholders
