POSITION SUMMARY
Based out of Mississauga, the Associate, Investments contributes to Crombie’s success by providing analytical support on investment activity and for the various strategic initiatives of the Corporate Development team.
Additional duties of the Associate, Investments include but are not limited to:
- Supports the Investments team by working collaboratively with key stakeholder groups, including executive management, to understand business objectives, and align with acquisition and disposition strategy for the portfolio.
- Conducts research and assists in evaluating complex investment opportunities and presents findings to the Senior Director, Investments.
- Reviews market offerings, conducts underwriting and supports investment viability assessments.
- Assists in identifying strategic linkages between different properties to inform Crombie’s transaction approach.
- Supports pro forma and financial analysis in collaboration with regional planning teams.
- Conducts due diligence on potential strategic investments, including reviewing documentation (Property Condition Assessment (PCA), Environmental Site Assessment (ESA’s), leases, etc.), analyzing financial models, and ensuring all data is organized and accessible.
- Assists in identifying potential transactional risks and supports the development of risk mitigation strategies.
- Prepares supporting materials for letters of intent, and coordinates due diligence activities, working closely with operational leads across Canada.
- Performs benchmarking and KPI analysis, and tracking economic, and industry trends.
- Provides support to the completion of acquisitions process including robust analysis to support value-added acquisitions of high-quality assets.
- Ensures thorough due diligence by assisting in gathering and reviewing third-party reports, market analysis, rent surveys, and completing property inspections, and lease audits.
- Supports knowledge-sharing by providing guidance on analytical models and best practices to financial/business analysts within the organization.
- Engages across all levels of the organization to create and promote a safe and respectful work environment.
- Other special projects and tasks as assigned.
