About the Role
Responsible to work with the Real Estate Manager or higher staff in leading all aspects of a single property or portfolio of commercial, industrial or retail properties including marketing, operations and financial activities in accordance with the management agreements and CBRE policies
What you’ll do
- Using independent discretion, respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly and/or contracts for vendors as necessary. Ensure that services are provided follow all policies, procedures, regulations and contractual obligations and standards.
- Perform periodic regular property inspections. Based on independent review and assessment, recommends to clients and/or approves on client’s behalf the alterations, maintenance and reconditioning as needed. Contracts for and handles vendor services as needed.
- Handle and give approvals for accurate payment of vendor invoices on behalf of the building owner in compliance with the agreement and policies.
- Is in charge of the preparation of approval on accurate tenant billings.
- At owner’s discretion, market the property, showing space to prospective tenants. Coordinate tenant move-ins and move-outs, and “walks-through” spaces with tenants and tenant improvement department.
- Act as key contact with property owners to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
- Develop and control annual budgets for operating and capital expenses based on operating knowledge of the property/portfolio. Forecasts management plans and prepares monthly performance, explaining variances.
- Collect rent and pay expenses following lease terms. Obtain account receivable aging reports and independently initiates procedures to address tenant delinquencies. Prepares all required legal notices and recommends and coordinates legal action as needed.
- Develop business relationships through membership and participations in professional, industry/trade and civic organizations.
- Complete all areas defined as part of the Manager job description duties in their absence.

What you’ll need
- 5 years’ experience within Commercial Property Management.
- Bachelor’s degree from four-year college or university preferred.
- Real Estate Salesperson license preferred.
- Excellent written and verbal interpersonal skills. Strong interpersonal and analytical skills.
- Requires knowledge of financial terms and principles and conducts basic financial analysis. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
- Responsible for setting own project closing date. Errors in judgment may cause short-term impact to co-workers and supervisor.
