Job Description
Responsibilities:
The main duties and responsibilities of the position include, but are not limited to:
- Monitors operation, adjusts, and maintains mechanical equipment such as heat pumps, boilers, air handlers and pumps that provide chilled water, hot water and air conditioning to the property
- General maintenance such as minor plumbing, light replacement, ballasts etc.
- Performs preventative and regular maintenance as outlined by maintenance
- Oversees 3rd party contractors for the safe and compliant operation, maintenance both corrective and preventive.
- Regulation of equipment
- Works with the Quality Management system
- Participate in educational programs and in-service trainings.
- Attends meetings as required
- As a key member of the Building Operations team, the successful candidate is required to be on call according to a published schedule. Successful candidate may occasionally be required to work weekends and some overtime.
- Completes assigned tasks in a professional manner and close the work orders within time frame given in response time policy
- Communicate the work status with the client groups via central call center within the time frame given in response time policy
- Adheres to the occupational health and safety acts and other legislative enactment
- The building operator also responds to Fire Alarms as part of the fire response team
- Perform other related duties as required and as assigned by the supervisor or manager.
- Prepare quotation letters for chargeable services provided by property management and prepare a monthly report detailing tenant services charges for work performed and provide same to accounting
