EXPERIENCE & QUALIFICATIONS
Technical Qualifications - The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency:
- Minimum requirement of a 5th Class Power Engineer ticket and working towards the 4th Class Power Engineer certification.
- Plus, a minimum of 3 years direct work experience in junior or intermediate position in commercial high-rise building operations.
- A valid drivers license.
COMMUNICATION & RELATIONSHIP SKILLS / PERSONAL CHARACTER TRAITS:
- Ability to communicate effectively and professionally, both oral and written, with all levels within the company; with QuadReal’s customers and contractors.
- Mature and self-motivated team player who is committed to personal growth and ethical integrity.
- Proven strong relationships with industry peers and trade associations.
ORGANIZATIONAL & LEADERSHIP SKILLS:
- Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion.

Responsibilities:
ROLE OVERVIEW
Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency
RESPONSIBILITIES
The primary responsibilities of the Building Operator, Level 2 include but not limited to:
- Assisting the operations supervisor and other building operators with installation and repair of building mechanical systems.
- Installing, repairing, and maintaining climate control and other mechanical systems within the site.
- Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
- General maintenance including back of house repairs, painting, drywall repairs, housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
- Assisting with environmental assessments and reporting.
- Participating in the corporate and site occupational health and safety program.
- Assisting with waste, recycling, and hazardous materials issues.
- Monitor and operate the Building Automation Systems (BAS) and various computerized control systems.
- Responding to tenant service requests in a timely manner.
- Assisting with insurance and risk management inspections, remedial actions, and reporting.
- Remaining current and up to date with new industry practices, legislative changes, and new technologies.
- Ensuring the property is maintained in a first-class manner, including first impressions of curb appeal, aesthetics, safety hazards, the welfare of the property.
- Provide on-call coverage and work a regular scheduled weekend shift (rotation every 5th week).
- Be available to work after-hours and weekends for any site emergency and/or unscheduled work.
- Other assigned duties as required.
