We are looking fo a Building Surveyor to support the Lead Building Surveyor with assisting estate management and commercial team activity nationally. You’ll provide Building Surveying services to support the Property Team with transactional, maintenance, feasibility, redevelopment, refurbishment and other building related matters associated with ABP’s significant property portfolio.

EXPERIENCE

  • Able to communicate effectively with landlords, tenants, suppliers and colleagues.
  • IT literate.
  • Ability to manage numerous activities simultaneously and prioritise workload.
  • A team player who is able to work with and learn from others.
  • Experience of working in a Building Surveying Environment.
  • Working towards a professional qualification such as AssocRICS, MRICS or already a Chartered Surveyor

Responsibilities:

  • Attend sites at all ports as and when required in order to complete Dilapidation, Pre-Acquisition Surveys, Condition Reports, Project Management, feasibility studies and other Building Surveying related tasks. This may be with the Lead Building Surveyor or solo depending on the complexity.
  • Assist with the introduction of robust dilapidations regime dealing with both entry and exit of tenants.
  • Assessment, monitoring and approval of Licence for Alterations.
  • Support the Reinstatement Cost Assessment process including managing outsourced suppliers, preparation of desktop assessments and advice on building costs and building cost indices.
  • Manage and support the procurement of external building surveying and project management advice for the property function.
  • Assisting in the implication of building upgrades to meet ABP’s vision for Carbon Neutrality by 2040 and the MEES regulations.
  • Produce written reports, emails, presentations, as required ready for review and approval by the Lead Building Surveyor. Issue reports once finalised.
  • Provide ongoing support to the property team with all current projects, including negotiation of dilapidation settlements, reviews of specifications, review of consultant proposals and reports, etc.
  • Assessing requests from the property team for dilapidation schedules. Arranging 3 consultant quotations in line with procurement rules. Analyse responses and provide recommendation to Lead Building Surveyor.
  • Attend Hub offices and liaise with property and commercial teams to look for missed opportunities or provide general technical advice when required.
  • Assist with Managing and updating the tracker.
  • Fly an ABP drone when required to complete roof inspections, etc. Include all pre-flight risk assessments and logging on Drone Scene. (Training can be provided to achieve a GVC qualification if not already held)
  • Prepare AutoCAD drawings as required to support works, inspections, etc.
  • Access GIS Viewer to download leases, licences, etc.
