Description:

JOB OVERVIEW:

Black Forest is a community on Lake James with numerous private amenities such as a Lake Camp, River Camp, Community Cabin, and Hiking Trails. As a Caretaker, your primary responsibility is to maintain an attractive, safe, and pleasing environment for residents, which is of the utmost importance in delivering service to the community. The property owners expect the Caretaker to maintain a high level of presence and availability in the community; as such you will live on site in the Caretaker’s Cabin and become an integral part of the community. You will also be required to maintain positive, professional relationships with property owners, management and vendors.

SKILLS & QUALIFICATIONS:

  • High school diploma or equivalency preferred.
  • Five years of experience in building custodial, maintenance, and repair work.
  • Ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.
  • May be required to use personal transportation to perform work duties.
  • Knowledge of basic principles of plumbing, wood finishing, electrical and carpentry.
  • Ability to operate chainsaw, leaf blower, UTV and other mechanical tools.
  • Ability to operate a variety of hand and power tools, including drills, floor buffer, vacuum, carpet cleaner, power washer and other tools used in building maintenance.
  • Knowledge of methods, materials and equipment regularly used in custodial, maintenance and repair work.

PHYSICAL REQUIREMENTS:

  • Climb ladders and work at heights above ground level (maximum 6 ft).
  • Computer and peripherals, standard and customized software applications and tools, and usual office equipment.
  • Must be able to lift 50 lbs or more following appropriate safety procedures
  • Must be able to drive.
  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
  • Work duties require standing and walking on hard surfaces for frequent and prolonged periods of time and regularly require lifting, bending, stooping, reaching, climbing, push/pull and related physical activities.
    What We Offer:
    As a full-time exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental, and vision. In addition, you will be eligible for time off benefits, paid holidays and a 401k with company match. Occasional travel may be required to attend training and other company functions.
    Compensation:
    $30,000 annually, plus caretaker cabin with all utilities covered, internet provided, and a boat slip.

Responsibilities:

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned to every duty.

  • Perform the maintenance needs of the community’s common property areas including common buildings, docks, gates, walkways, trails, roadways, etc. This includes debris removal, cleaning and repair duties, as needed, to interior and exterior of common area property and buildings including rest rooms.
  • Maintain landscaping with debris removal, weed control, mulching, leaf removal, etc. for common areas not handled by outside vendors.
  • Maintain community trash and recycling receptacles, empty individual trash cans as needed at River Camp and Lake Camp, and Community Cabin.
  • Maintain work area at Helipad.
  • Ensure that supplies/tools are always attended to and stored out of site when possible.
  • Caretaker to maintain a neat and well-maintained personal cabin with all tools, trash cans and personal items stored where they are not visible from the road.
  • Conduct regular inspection of common area property (interior and exterior) and provide regular status updates to the Community Manager.
  • Complete regular community inspections of all property and notify homeowners of any concerns noted at their property.
  • Conduct minor repairs on ground level lighting or lighting that can be reached with a 6-foot ladder and regularly inspect common area property for, and replace, burned out lights.
  • Perform various preventative maintenance functions.
  • Monitor and manage work order system and prepare status reports.
  • Report to management all additional maintenance and repair needs for referral to outside vendors as appropriate.
  • Schedule vendors to complete any extensive repairs or projects.
  • Regularly monitor and maintain supplies and inventory, purchase as necessary and submit reimbursement requests timely, as needed.
  • Understand and adhere to budgets.
  • Take initiative to act with minimal supervision.
  • Recognize and address problems quickly and decisively.
  • Assist with community events and gatherings, including set up/clean up, oversee food delivery/service.
  • Attend community events and meetings as requested.
  • Promptly respond to emergencies; coordinate with other responders to ensure the safety of the community.
  • Ensure electronic gate and security cameras are working properly
  • Be courteous and pleasant to residents.
  • Hours:

40 hours a week, 8 hours a day
Night and weekend availability
On call 24/7 for emergencies
