Job Duties/Responsibilities: The Asset Manager will be responsible for managing the company’s portfolio of properties, ensuring their efficient operation, and maximizing their value. This role involves working collaboratively with property managers, overseeing property maintenance, financial performance, and strategic planning. The ideal candidate will have a strong background in asset management within the construction industry and possess excellent leadership and communication skills.

  • Asset Management: Oversee and manage the company’s property portfolio, including residential, commercial, and mixed-use properties.
  • Collaboration: Work closely with property managers to ensure effective property operations, maintenance, and tenant satisfaction.
  • Financial Performance: Monitor and analyze the financial performance of properties, including budgeting, forecasting, and reporting.
  • Strategic Planning: Develop and implement asset management strategies to maximize property value and return on investment.
  • Maintenance Oversight: Ensure that properties are well-maintained and comply with safety, health, and environmental regulations.
  • Lease Management: Oversee lease agreements, renewals, and negotiations to ensure optimal occupancy rates and tenant retention.
  • Risk Management: Identify and mitigate potential risks associated with property management and maintenance.
  • Reporting: Prepare regular reports on asset performance, including financial metrics, occupancy rates, and maintenance activities.
  • Capital Improvements: Plan and oversee capital improvement projects to enhance property value and functionality.
  • Compliance: Ensure all properties comply with local, state, and federal regulations and company policies.
  • Market Analysis: Conduct market research and analysis to identify trends, opportunities, and competitive positioning.

Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field. A Master’s degree is a plus.
  • Minimum of 5 years of experience in asset management, preferably within the construction or real estate industry.
  • Strong understanding of property management principles and practices.
  • Excellent financial analysis and budgeting skills.
  • Proficient in property management software and Microsoft Office Suite.
  • Strong leadership and team management skills.
  • Excellent communication and interpersonal skills.
  • Ability to multitask and manage multiple projects simultaneously.
  • Strong problem-solving and decision-making abilities.
  • MS excel proficiency
  • Knowledge of relevant laws, regulations, and industry standards.
