Responsibilities:
- Oversee all day to day building and site operations
- Develop strong relationships with tenants, contractors, and vendors
- Manage and provide direction to site staff
- Manage rent rolls, rent collections, accounts receivables
- Manage and prioritize tenant service requests to ensure they are completed and closed in a timely manner.
- Issue work orders to complete building or site maintenance and improvement work
- Negotiate and manage vendor contracts
- Perform tenant move-ins and move-outs
- When needed, assist and help manage tenant improvements to ensure they are completed on a timely manner and on schedule.
- Manage operating expenses, coordinating service contracts, and ensuring work orders, and capital projects are completed on time and on budget
- Help coordinate and manage all tenant appreciation events
- Be always available for afterhours On-Call emergency response
- Monitor all existing tenancies and Lease expirations
- Conduct regular reviews of rent roll, accounts receivable, accounts payable (invoices), budget review, forecasting to ensure accuracy and completeness
- Identify new opportunities for revenue growth
- Provide leadership and direction when assisting other property managers
- Reviewing financials for accuracy, completeness and generating monthly and quarterly reports noting any deviation or exception
- Conduct site visits to ensure buildings are consistently well-maintained and operate in a cost-effective basis
