Central Bank of Ireland Regulatory Requirements
This role is designated as a Controlled Function 4 (CF-4) role under Part 3 of the Central Bank Reform Act 2010 (sections 20 and 22) and as such is subject to certain regulatory requirements.
Individuals who perform a CF role must have a level of fitness and probity appropriate to the performance of that particular function and must comply with WFBI’s Fitness and Probity policy. WFBI are required to carry out prescribed due diligence to assess your fitness and probity, and to satisfy itself on reasonable grounds that you comply with the standards of fitness and probity prescribed by the Central Bank of Ireland pursuant to any code issued under section 50 of the Central Bank Reform Act.
As a role carrying a CF-4 designation, the role holder will also be subject to the Common Conduct Standards under the Central Bank of Ireland’s Individual Accountability Framework and will be required to take reasonable steps to ensure the Conduct Standards are met.
The role holder will be required to possess and maintain the appropriate technical knowledge required to perform the role and to understand the regulatory obligations to which they are subject as a CF-4, to include, without limitation, the Conduct Standards and the Fitness and Probity Standards.

Required Qualifications:
- Extensive years of Commercial Real Estate Portfolio Management experience; or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education
- A clear appreciation of credit risk within the CRE market with an ability to apply sound judgement when approaching transactional risk assessment and management;
- Strong understanding of UK, Irish and European experience
- Demonstrable knowledge of property fundamentals across multiple CRE asset classes;
- Strong cash flow, credit analysis, modelling skills & credit writing skills;
- Experience across real estate lending products (both on and off balance sheet) considered favourably;
- Excellent client relationship skills, professional persona and an ability to successfully interact with clients as well as internal teams
- Self-motivation, an ability to take initiative on transactions and activities whilst demonstrating a clear team ethic;
- Language skills viewed favourably but not essential
Responsibilities:
ABOUT THIS ROLE:
Wells Fargo is seeking a Vice President level Commercial Real Estate (CRE) Portfolio Manager for the CRE EMEA team. This role will be based in Dublin, Republic of Ireland.
The Wells Fargo CRE division sits within the Corporate & Investment Bank (CIB). CRE has an established record of consistent strong performance and has a leading market share in the US commercial real estate market. The EMEA team use innovative and often complex debt structures to support investors in the UK, Irish and core European markets. The lending mandate is broad with the teams focusing across the core sectors including office, retail, industrial/logistics, data centres as well as operational assets such as PRS/BTR, purpose built student accommodation and social housing. A Portfolio Manager will gain exposure to a wide spectrum of asset classes and lending structures including both development and investment lending, and bi-lateral, syndicated and loan on loan structures. Our client base covers all key global market participants, including institutional fund managers, private equity and sovereign wealth funds and large private property companies.
The primary responsibilities of the CRE Portfolio Manager will be to assist in:
- Managing a portfolio of loans throughout the loan lifecycle including overseeing quarterly monitoring of borrower management and financial reporting, preparing and presenting internal credit reviews and managing drawdowns (including construction draws);
- Enabling proactive client management across existing and new transactions with good communication and customer focus;
- Managing the credit approval process and executing new financing opportunities for the Bank in the Irish, UK and core European commercial real estate markets;
In this role, you will:
- Closely manage and monitor a portfolio of loans, including producing quarterly and annual reporting reviews on loan risk metrics, grading assessments, financial and covenant analysis;
- Ensure all loans are appropriately managed in accordance with the loan documentation and that all reporting is received and appropriately reviewed with any issues highlighted to key internal stakeholders as appropriate,
- Collaborate with the CRE EMEA Head of Portfolio Management and the relevant Credit team to process any requested approvals as per the loan documentation. Work with the Loan Operations team and other relevant teams to process requested drawdowns (including construction draws) and ensure these are processed in accordance with the terms of the loan documentation and establish quality control over all processes,
- Evaluating new lending opportunities and undertaking risk analysis to assess lending viability;
- Prepare and present memorandums and presentations for credit teams, senior CRE management and internal/external stakeholders;
- Run and review cash flow models to scrutinize income, debt serviceability and other key loan metrics;
- Evaluate creditworthiness of counterparties, tenant credit strength and property fundamentals;
- Run internal pricing or credit rating models as applicable;
- Managing all internal and external stakeholders involved in the deal closing process to ensure effective loan execution including all facility documentation (via external counsel) and all internal requirements including in relation to policies and regulations;
- Provide support to the Head of CRE WFBI as regards ongoing dialogue with various internal and external stakeholders in relation to the ongoing operation of WFBI UC in Dublin;
- Work with team members in the wider CRE EMEA team on transactions, special projects where applicable.
