Description:
Reporting to the Director of Operations, Kodiak Property Management (Kodiak) is seeking to fill the role of Condominium Property Manager (PM). The PM will oversee and manage the day-to-day operations of assigned condominium corporations in compliance with all provincial acts, rules and regulations, and bylaws and Kodiak’s corporate standards.
Key responsibilities include but are not limited to:
- Working with staff and relevant stakeholders to ensure the standards of the clients, owners and tenants are met.
- Assist in negotiating contracts, sourcing vendors and contractors.
- Assist in overseeing various operational expenditure and capital projects.
- Managing multiple tasks/projects and meet tight deadlines.
- Assist with the management of properties in accordance with corporate policies, procedures and operations within approved annual budgets.
- Coordinating repairs and maintenance requests to ensure they meet budgetary and operational expectations.
- Ensuring contracts and agreements are performed according to terms and conditions, while adhering to all applicable legislation.
- Assist with the preparation of tasks and obtain information on applicable costs to engage contractors and purchase services.
- Review invoices for accuracy and payment processing.
- Assist with the development and oversight of annual operating and capital budget forecasts.
- Ensuring property inspections are performed and documented.
- Management and resolution of insurance claims.
- Coordinating Reserve Fund Studies.
- Maintain effective communication with all stakeholders.
- Embrace and pro-actively support Kodiak’s culture of corporate and social responsibility.
Qualifications
· Customer service skills
· Property management or real estate experience is beneficial
· Office and administrative experience
· Strong negotiation abilities
· Customer relationship management skills
· Strong computer and software abilities
· Excellent phone etiquette
· Ability to work a flexible schedule, including some evenings and weekends
· Highly organized, results oriented and ability to work well independently in a deadline-driven environment; and
· Must possess a high degree of professionalism and accountability.
