The Construction Manager will be responsible for managing all aspects of the construction process for custom homes, ensuring projects are completed on time, within budget, and to the highest quality standards. This role involves coordinating with clients, architects, subcontractors, and suppliers, as well as managing the day-to-day operations on the construction site.

QUALIFICATIONS:

  • Bachelor’s degree in Construction Management, Civil Engineering, or related field.
  • Minimum of 5 years of experience in construction management, preferably in custom-home building.
  • Proven ability to manage multiple projects simultaneously.
  • Strong knowledge of construction methods, materials, and regulations.
  • Excellent leadership, communication, and organizational skills.
  • Proficiency in construction management software and tools.
  • Ability to read and interpret blueprints, plans, and specifications.
  • Strong problem-solving skills and attention to detail.
  • Valid driver’s license and reliable transportation.

Responsibilities:

Project Planning and Management:

  • Oversee the entire construction process from initial planning to final completion.
  • Develop and manage project timelines, budgets, and resources.
  • Coordinate with architects, engineers, and designers to ensure plans meet clients’ specifications and regulatory requirements.

Client Coordination:

  • Serve as the primary point of contact for clients, providing regular updates and addressing any concerns or changes.
  • Conduct pre-construction meetings and walkthroughs with clients.
  • Ensure client satisfaction through effective communication and management.

Site Management:

  • Supervise and manage all on-site activities, ensuring compliance with safety regulations and quality standards.
  • Oversee subcontractors and suppliers, ensuring they meet project requirements and deadlines.
  • Conduct regular site inspections to monitor progress and address any issues that arise.

Quality Control:

  • Implement and enforce quality control measures to ensure high standards of workmanship.
  • Review and approve work performed by subcontractors, ensuring it meets project specifications.
  • Resolve any construction-related issues that may affect the quality or progress of the project.

Budget and Cost Management:

  • Monitor project budgets, ensuring costs are controlled and within approved limits.
  • Approve expenditures, manage change orders, and negotiate contracts with subcontractors and suppliers.
  • Prepare and submit regular financial reports to senior management.

Documentation and Reporting:

  • Maintain accurate and detailed project documentation, including contracts, permits, inspections, and progress reports.
  • Prepare and present project status reports to clients and senior management.
  • Ensure all regulatory and compliance requirements are met.
