We are currently looking for a new member for the Property Management, Germany team to join us in the position of Coordinator, Maintenance & SHE, Property Management, Germany.
Working Place: Sonae Sierra’s Central Offices in Germany

REQUIREMENTS:

  • Degree in Electrical, Mechanical, or Safety and/or Environment Engineering or Civil Engineering or apprenticeship in Technical Facility Management with extensive technical knowledge;
  • At least 2 years of experience in retail real estate or a similar business field;
  • Strong knowledge in managing operations, preferably in retail real estate, as well as in legal regulations, relevant norms, and occupational safety standards (ISO 45001 and OHSAS 18001);
  • Experience with environmental and energy management systems (ISO 14001 and ISO 50001) and with BREEAM or LEED certification processes;
  • Proven experience in working with service providers and contractors to ensure agreed service levels are met;
  • Strong team leadership and coordination skills;
  • Fluent in English and German (mandatory);
  • Excellent proficiency in MS Office, particularly Excel;
  • Strong problem-solving skills and the ability to remain calm and focused in challenging situations;
  • Result-oriented and resilient in achieving business objectives;
  • High level of accuracy and organizational skills along with excellent interpersonal and communication skills.

Responsibilities:

  • Lead and supervise the maintenance and technical equipment of all managed assets in Germany to ensure maximum efficiency and quality;
  • Strategically coordinate inventory management (fuel, maintenance, support equipment, and materials) to ensure availability, supply, turnover, and replacement, preventing minimum stock depletion and minimizing immobilization costs;
  • Implement optimization measures to enhance resource efficiency and optimize all managed assets in Germany;
  • Monitor and evaluate service providers (safety, cleaning, maintenance, gardening, etc.) and establish and enforce contract standards to achieve the best cost-benefit ratio;
  • Promote and maintain collaboration between managed assets and official entities (e.g., fire brigade, police) to ensure compliance with all safety standards.
  • Coordinate and lead the assessment and approval of construction projects presented by tenants, in close collaboration with the Manager of Project Management & Maintenance and on-site operations managers;
  • Prepare and analyze reports (technical maintenance, interventions, repairs, energy consumption, and machine registries) to monitor business progress, detect deviations, and initiate or propose corrective actions. Identify, select, approve, and track investment plan items;
  • Support and maintain the Safety, Health, and Environment Management System (SHEMS) in operating shopping centers in Germany to ensure adherence to best practices and Sonae Sierra policies;
  • Evaluate and monitor on-site work practices and the effectiveness of corrective and preventive measures;
  • Analyze and report SHE performance results and trends;
  • Support and train sites on the implementation of Sonae Sierra’s SHEMS, including conducting training on the principles and features of SHE management for shopping center management teams;
  • Act as a point of contact for external entities on SHE matters;
  • Ensure compliance with SHE legislation (e.g., water treatment);
  • Organize and lead the preparation and follow-up of external audits (SHE + SHE Legal).
