Cost Manager
Reporting to the Senior Commercial Director via the Commercial Manager, you will be an integral part of the central commercial function team.
Cost Manager Duties:
- Understand project scope and your responsibilities for delivery, whether the project is a building or campus.
- Collaborate with consultants and VDC stakeholders (procurement, design, finance, legal, operations, fit-out).
- Interface with the client as needed.
- Manage project costs and budget, ensuring the project remains on budget.
- Prepare reports on budget changes, issues, and risks as part of monthly reporting.
- Accurately calculate and report cashflow and contribute to cost reports for client-reimbursable work.
- Alert senior leadership to scope gaps or potential cost overruns and provide input into value engineering.
- Provide accurate monthly reports on Estimate at Completion (EAC), cashflow, and risks.
- Review and validate invoices, payment applications, retention releases, and contractor claims.
- Monitor project progress with the scheduler and track contractor obligations (bonds, warranties).
- Administer contract processes and oversee change control, ensuring scope variations are managed effectively.
- Escalate non-compliance with EHS guidelines and assist in resolving disputes.
- Attend all relevant project, commercial, and finance meetings, and document key outcomes.
- Work with the fit-out team to ensure tenant coordination and communicate any risks or changes to delivery.
- Support the roll-out of VDC processes and contribute to cost estimation best practices.
Requirements:
- Project Scope Understanding: Ability to grasp full project scope and responsibilities for building or campus developments.
- Collaboration Skills: Experience working closely with various stakeholders, including procurement, design, finance, legal, operations, and fit-out teams.
- Client Interaction: Comfortable interfacing with clients as needed throughout the project lifecycle.
- Budget and Cost Management: Proven ability to manage project costs and budgets, ensuring projects remain on budget.
- Reporting Skills: Ability to prepare detailed monthly reports on budget changes, risks, and cashflow.
- Cost Reporting and Reimbursement: Experience in producing and contributing to cost reports for client-reimbursable work.
- Risk Management: Strong capability in identifying and alerting leadership to scope gaps, cost overruns, and risks.
- Value Engineering: Ability to provide input into value engineering processes.
- Invoice and Payment Validation: Proficiency in reviewing and validating contractor invoices, payment applications, and retention releases.
- Contractor and Project Monitoring: Experience tracking contractor performance and obligations (bonds, warranties) and ensuring progress aligns with the project schedule.
- Contract Administration: Knowledge of administering building contracts and managing change control processes effectively.
- Compliance and Dispute Resolution: Ability to manage EHS compliance, escalate non-compliance, and assist in resolving contractual disputes.
- Meeting Participation: Active participation in project, commercial, and finance meetings with the ability to document key outcomes.
- Tenant Coordination: Experience working with fit-out teams to ensure effective communication and coordination with tenants.
- Process Improvement: Experience supporting the implementation of new processes and contributing to best practices in cost estimation.
