They are currently recruiting for a Development Coordinator to add to their team. As the successful candidate you will work extensively with internal and external stakeholders to advance projects within the Troika portfolio. You will be involved in a full range of activities in the development process including, but not limited to, the management of projects, municipal approvals, and construction processes. This role will put an emphasis on ESG, and you will be responsible for refining and facilitating Troika’s ESG strategy including various sustainability and certification initiatives, aligned with the company’s long-term goals and objectives.

QUALIFICATIONS:
- Degree in Business or Engineering or a related field required;
- Demonstrated interest in real estate development, via previous work experience in construction and/or extra-curricular school clubs or interest groups;
- Strong in Microsoft Office applications;
- Experience in Yardi is an asset.

Responsibilities:
- Assists the Development Managers through all phases of development to ensure projects are consistent with approved project budget and schedule;
- Ensures seamless communication and collaboration amongst internal and external stakeholders;
- Facilitates a wide array of administrative development activities such as approvals, budget tracking, reporting, site visits, change order management, and design;
- Assists the Development Managers in all contract administration including but not limited to the preparation of subcontracts and subsequent change orders, scope change requests, overage tracking, and budget change management;
- Assists the Development Manager in sourcing proposals for various design and engineering scopes; reviews and compares all proposals, facilitates RFP process where applicable;
- Co-ordinates with the Development Manager and project team and consultants to prepare all applications for municipal approval, for development, demolition, building, and occupancy permits;
- Participates alongside the project team in all public notification exercises including but not limited to neighborhood awareness, public open houses, preparation of notification letters, coordination of development signage, and other tasks;
- Collaborates with Development Manager on any construction projects to ensure budget, schedule, and quality requirements are met;
- Participates in site visits to deepen understanding of construction and development;
- Collaborates on prime changes or construction changes, reviewing and documenting all items related to RFIs, SIs, DSIs, etc.;
- Works alongside the VP, Investments & Development to contribute to the development and refinement of Troika’s ESG strategy, ensuring it aligns with the company’s long-term goals and values;
- Supports building certification initiatives including LEED, BOMA, WELL, etc.;
- Regularly monitors and tracks ESG related goals and objectives, including step code compliance, net zero targets, utility usage, building feature sheets;
- Researches technological developments, regulatory developments, grants and incentives, and market trends which can be applied towards recommendations on ESG investments in the residential real estate sector.
