Description:
STRAND IS LOOKING FOR A DEVELOPMENT COORDINATOR
Strand is seeking an individual who is passionate about real estate and has a strong desire to be a part of a growing organization that is creating a legacy of successful projects in urban environments across North America.
QUALIFICATIONS
- Enthusiasm and genuine passion for Real Estate and Development;
- Minimum Bachelor’s degree, preferably in a development related discipline;
- Experience in real estate development is considered an asset;
- Understanding of the local real estate market in Vancouver and British Columbia, including zoning regulations, land use policies, and development processes;.
- Exceptional communication skills, with the ability to effectively engage and influence internal and external stakeholders at all levels;
- Demonstrated ability to manage multiple projects and simultaneously advance the multiple elements of each project to achieve outcomes in the quickest possible timeframe;
- Detail-oriented with strong organizational and problem-solving skills;
- Team-oriented with excellent collaboration abilities.
Responsibilities:
The duties and responsibilities include, but are not limited to, the following:
- Conduct due diligence, which may include: retention and oversight of consultants to conduct preliminary concept design and preliminary engineering work, attending initial meetings with city officials, obtaining input from consultants, preliminary construction budgeting and compiling initial market information and research;
- Aid in all aspects of project administration, correspondence and legal documentation;
- Perform legal and title searches and assist in land assemblies and acquisitions;
- Assist in preparation, formatting and distribution of proposals, commitment letters, reports and meeting minutes;
- Obtain fee proposals, communicate, schedule meetings and coordinate with external consultants as required for each respective project;
- Coordinate the preparation and submission of rezoning and development applications and aid the development team in securing all necessary regulatory project approvals;
- Coordinate public outreach efforts;
- Assist with the production of reports, budgets, schedules and other presentation material as needed for both internal and external communication;
- Support development managers through the approval process with the city’s planning and building department and coordinate with architects and consultants to ensure all application deadlines and requirements are met;
- Assist in the creation and updates of project approval schedules and clearly communicate timelines to the development team
- Participate in any public meetings and open houses and attend council meetings;
- Attend internal and external meetings;
- Assist in the management of existing and predevelopment assets and projects at various stages of development including coordinating paper flow concerning commercial and residential leasing activity (leases, letters, lease renewals), and reviewing, tendering and negotiating service contracts;
- Creating and maintaining a database of current information on new condominium and newer rental apartment developments throughout Metro Vancouver;
- Monitor new rental/multi-family development applications submitted to municipal planning departments throughout Metro Vancouver;
- Monitors municipal council agendas and policy reports for pertinent information and compile/summarize on a weekly basis; and
- Conduct regular site tours;
- Audit the identified scopes of work to ensure cost control and efficiency;
- Estimating and budget duties, as assigned;
- Research, as required;
- Assist in managing, reviewing and organizing project files including but not limited to contracts, change orders, transmittals, and submittals;
- Administrative duties, including filing, report generation, project correspondence, and meeting minutes; and
- Other duties, as required.
