Description:

To provide a Technical service in the Estates department to include the maintenance, operation and installation of a range of building services plant, equipment and services.
1. To understand and have a full working knowledge of electrical and electronic systems on Trust plant and equipment.
2. To service, test, diagnose, repair and calibrate advanced electrical and electronic management and control systems including fire alarms, security systems, building management systems (i.e. trend) and nurse call.

1. To carry out supervisory duties in support of the Estates Officer in the management of the maintenance team.
2. To learn new skills and techniques (given appropriate training) as necessary.
3. To fully understand the relationship of a craft persons work with his/her own work.
11. To produce and input works dockets using the Planet Maintenance system. To raise and distribute work dockets as required for maintenance activities using the Planet Maintenance Management system. To prioritise work dockets and manage the workload using the Planet Maintenance Management system. To record work completed and time taken for each work docket on paper or on electronic devices (PDA).
To assist the Line Manager with completion of statutory insurance work and inspections.
To have a working knowledge of the current edition of the IEE regulations.
To undertake emergency release of trapped lift passengers as required (after suitable training).
To carry and respond to electronic communication system (portable Radios) in line with the policy and procedure for said system.
Typical equipment you will be required to maintain/repair will include power supplies, lighting, emergency lighting, fire alarm systems, public address systems, portable equipment, motors, control panels, automatic control systems, heating systems, steam generation plant, air conditioning, ice storage, catering equipment, lifts, electric vehicles, building management systems, CCTV, security systems inc. personal attack, door access and burglar alarms, and the vacuum transfer system.
To diagnose and repair faults on the above plant and equipment in response to emergency calls. To assist engineers in carrying out fault diagnosis and subsequently to carry out repairs or modifications.
To modify existing plant, equipment, controls and distribution systems. This to include, if necessary, testing of the system and completion of documentation.
To install temporary installations when appropriate and safe to do so.
To manufacture or modify equipment and parts as required from drawings and sketches using tools and equipment as appropriate.
To undertake testing as part of any planned maintenance and following minor installations or modifications.
To prepare or assist in the preparation of plant for statutory inspections.
To supervise the work of craftsman and assistants.
To carry out basic servicing tasks in whichever field the post holder is not craft-qualified, commensurate with training and safety requirements.
To participate in the “on-call” rota and be prepared to cover others for sickness, leave or other absence.
To be available to work overtime, sometimes at short notice (if available to do so, to meet the needs of the Trust, particularly for shutdowns and servicing of key clinical areas.
To use and have an understanding of complex control systems (i.e. BMS, boiler controls, AHV controls) and carry out first line fault finding and diagnosis on them.
To supervise and assist contractors in carrying out surveys and works as required, including assisting with access to areas (plant rooms, roofs, ductways etc.) and works to plant.
To ensure that all policies and procedures laid down by the Trust are strictly complied with.
To carry out his/her duties in line with the Trust’s Equal Opportunities Policy.
To carry out works in all areas of the Trusts buildings (i.e. wards, clinics, plantrooms, corridors, roofs etc. to carry out works in areas of extreme temperatures i.e. boiler rooms and underground ductways.
The post holder will be required to be flexible according to the needs and resources of the Department and may be requested to undertake other duties as appropriate to the grade of the post
