We’re Always Aiming High, leading the way and having pride in what we do. Following approval of our 12mppa planning application, Bristol Airport has an unprecedented period of change ahead with capital investment of £400m+. We’re looking for an Estates Manager to join us on this exciting journey.
They’ll manage and administer the Airport’s property portfolio and assist with any land or property transactions. Act as the primary contact for all tenants and undertake lease negotiations as required. Ensure that where relevant tenants have the necessary operating licenses for their work at the Airport and assist in the negotiation of these licenses.
This role would suit an experienced estates professional with relevant MRICS or property relevant qualifications and proven project management experience. We’re looking for in-depth knowledge of planning legislation and processes, CPO processes and strong report writing capabilities.

Responsibilities:

  • Management of the Airport’s property portfolio;
  • Act as primary contact for all tenants in relation to any property related matters;
  • Undertake lease negotiations;
  • Assist in any potential land acquisitions or other property transactions;
  • Assist in valuations for financial, insurance or development needs, as required;
  • Report and communicate property management performance to The Executive and Leadership Teams as appropriate;
  • Ensure compliance with all legislative and regulatory changes related to property management;
  • Keep abreast of market developments which may affect the airport;
  • Working with Commercial Director to develop the property strategy for the business;
  • Develop opportunities for ancillary revenue from freight, aircraft engineering facilities etc
  • Liaise with property lawyers to complete all legal documentation in relation to leases and other property matters;
  • Maintain copies of all Airport leases and related documentation as well as appropriate files;
  • Provide relevant information to the Finance department to assist in the processing of the quarterly rent raise;
  • Liaise with the Finance department to support the preparation of annual budgets for property income;
  • Assist in dealing with any property related insurance matters;
  • Continuously monitor property and land acquisition opportunities in the local vicinity of the airport
  • Create and manage the land acquisition strategy
  • Liaise with the Environmental and Engineering Managers on all matters where property and energy usage interface e.g. efficiency, metering, billing etc;
  • Participating in projects and working groups and carrying out any other duties that may be outside the standard remit for the purpose of personal development, or as may be reasonably required by the company.
