We are looking for an Estates Surveyor to join our expanding Property Team who will be responsible for delivering estate management activity and supporting asset management initiatives in respect of an allocated portfolio of property.
EXPERIENCE & SKILLS
- Delivery of landlord and tenant negotiations including lettings, rent review, lease exits and lease renewals
- Inspecting tenanted property and holding parties to account for their obligations
- Ability to identify issues in a timely manner and hold people to account.
- An appreciation and understanding of operational risk in the port / industrial / logistics sector and an understanding of when and how to seek specialist advice and input
- Be able to report, engage with and make recommendations to both Property and non-Property colleagues in a concise business focused manner
- Ability to communicate effectively with landlords, tenants, and suppliers
- Ability to handle numerous activities simultaneously and prioritise workload.
- Team player who is able to work with and learn from others.
- MRICS or equivalent
- Full driving licence
Responsibilities:
- Execution of lease events and lettings, in the best interests of ABP and the including the appointment and oversight of agents and other external advisors as required
- Maintain and enhance the quality of the estate through holding ABP and occupiers to account for their contractual obligations, pursuing and closing out dilapidation settlements and preparing business cases for maintenance, MEES compliance and other improvement works. Engaging the support of the Central Property Function and regional colleagues as may be required
- Effective on boarding of 3rd party occupiers including credit checks, operational risk assessment, appropriate contract documentation and the hand-over of files and notification of appropriate parties when occupation commences
- Effective management of queries and complaints. Closing out issues in a timely manner, escalation where appropriate and analysing issues to improve process and service delivery.
- Management of statutory and lease compliance issues through proactive (e.g., inspection) and reactive (queries and complaints) measures. Promptly and effectively managing lease consent applications (both as landlord and as tenant).
- Engaging with and adhering to ABP Property best practice.
- Seek opportunities for continual improvement.
- Effective engagement with central functions including Central Property Function, Port Business Services and Commercial Data & Analytics
- Relationship management within the Port and the surrounding area - including conservation bodies, local authorities and neighbouring owners and occupiers. Maintain a good understanding of local property market and general economy.
- Input and participation in such other property projects and tasks as be needed.
