Description:
SUMMARY
The Facilities Manager is responsible for the operation, maintenance, and repair of the Skirball Center for Innovation (SCI) facility to ensure safety, compliance, functionality, reliability and cost effectiveness.
QUALIFICATIONS
- Bachelor’s degree in Engineering, Science, or related field or equivalent experience preferred.
- 7 - 10 years of experience in facility maintenance in pharmaceutical, biotech, academic research or similar environment preferred.
- Technical expertise in HVAC/Utility systems and knowledge of GLPs as they relate to facility maintenance.
- Thorough working knowledge of all mechanical, HVAC, refrigeration, laboratory, and building control management systems as well as relevant building codes and related regulatory requirements.
- Creative problem solving, customer service, planning and influence skills. Ability to lead a team proven success in gaining cooperation of others.
- Must be proficient in Microsoft Excel, Word, and Outlook. Knowledge of Microsoft products and any facilities related software.
- Strong focus on flexibility, ability to multi-task, attention to detail, excellent organizational skills, good follow-up and judgment. Must be able to prioritize.
- Must possess excellent communication and writing skills, patience, professionalism and ability to effectively interact with staff and management alike.
- Ability to analyze complex information and solve problems relating to building and laboratory facilities.
Responsibilities:
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Manages the safety, operation, maintenance, and repair of the SCI facility including heating and cooling, pest control, plumbing, electrical, general cleaning, laboratory cleaning, structural improvements and modifications, security, and fire.
- Installs, moves, repairs, and removes equipment and utilities within the building.
- Develops and carries out annual, monthly, weekly and daily maintenance and operational plans for SCI.
- Provides input for forecasting, preparing, and implementing the operating expense budget for the facility including building, GLP utility, and HVAC systems.
- Selects, trains, and oversees the performance of facilities staff and contractors. Provides daily direction and assigns work priorities to staff and contractors, as well as oversees the delivery of facility-related services from contractors and service providers.
- Defines scope of work and required schedule for completion for contractors and service providers for all facility systems work. Reviews cost estimates for contract work and drives cost reduction efforts, as well as ensures contractors and service providers deliver high quality, cost effective facility services.
- Assists Quality Assurance Manager with inspections, audits and corrective actions.
- Develops, maintains, and drives resolution deferred maintenance audit checklists; submits monthly inspection report based on observations, noting specific locations, conditions, recommendations for corrective action and estimated repair/replacement cost; as well as completes all documentation, including GLP documentation, related to the facility maintenance process including maintenance management system requirements, incident reports, equipment logs and discrepancies. Initiates and supports investigations related to GLP.
- Develops and maintains 24/7 emergency response capabilities for the facility and promptly addresses any facility problems found during off shifts.
- Maintains daily and monthly logs on repairs required and performed on equipment and facility.
- Maintains GLP areas of the facility in a state of FDA inspection readiness under the direction and guidance of the Manager Animal Care, Veterinarian, Director of Research, Director of Operations.
- Supports construction projects to ensure seamless final acceptance and move so that no unscheduled downtime results to operations.
- Reports any health or medical condition that may adversely affect a study to supervisor.
- Author, review and adhere to SOPs.
- Additional duties as assigned.
