Description:

Responsibilities

  • Responsible for the management and maintenance of SJ Campus.
  • Work closely with Head Operation to evaluate operations of SJ Campus to ensure safety, functionality, and quality of service.
  • Assist the Head of FM to take over the new construction and facilities.
  • Record and report the defects in new installation and construction.
  • Review and support the testing and commissioning of the new facilities.
  • Manage facility operations by implementing quality standards and procedure for preventive and corrective maintenance works.
  • Lead a team of Engineers, executives, technicians and out-sourced service providers to ensure that the day-to-day management of facilities, maintenance support services, processes and frameworks and delivery of key performance indicators (KPI) to support client’s operational requirements. 8) Plan, support and execute comprehensive facilities management programme for Builder’s works, soft facilities management services and horticulture works.
  • Coordinate with the vendors, service providers, external authorities, and key stakeholders in the daily and periodic maintenance of the facilities and implementation of maintenance policies and procedures.
  • Support the client in the annual budgeting exercise, including budget tracking;
  • Supervise procurement activities of the respective term/adhoc vendors including meeting contractual obligations, specification reviews to ensure cost effectiveness and competitiveness and processing of payments to vendors;
  • Provide supervision to project management team members for fit-outs, renovations and upgrading works by ensuring that works are monitored and co-ordinated to ensure projects are completed on schedule and meets the client’s quality standards and contractual requirements;
  • Serve as a primary interface between the clients and team for facilities and spatial needs such as obtaining feedback and follow up with the relevant departments to mitigate services.
  • Review monthly report, trend analysis on energy, water, facilities usage, Corrective Maintenance, Preventive Maintenance, customer satisfaction, materials management, vendor performance, etc and present evaluation and mitigation to Client.
  • Oversee the Green Mark re-certification.
  • Monitor the KPIs in Green Mark Submission.
  • Perform the duty as the Senior FSM of a building.
  • Embrace the Digital FM Technology initiated by the department.
  • Ensure the maintenance specifications and records are updated and ready in the BIM FM System.
  • Avoid wastages and focus on optimization in FM.
  • Accountable for the Preventive & Corrective Maintenance for the ACMV, Fire Protection, BMS, P&S, EHS.
  • Embrace Condition-based Maintenance to compliment Preventive Maintenance.
  • Adopt root cause analysis.
  • Ensure maintenance work shall comply with the relevant Singapore Standards and Code of Practices.
  • Ensure maintenance work shall comply with the company’s environment, health, and safety policies.
  • Attend/report immediately on major equipment breakdown and equipment not performing to specifications or a building user having problem.
  • Meet with tenants to resolve technical issues raised by the tenants.
  • Constantly monitor the KPIs specified by the Head of FM.
  • Audit the maintenance work carried out by the Team according to the departmental policy.
  • Oversee the Tenant’s fit-out work and Asset Enhancement Work.
  • Actively participate technical training through onsite, offsite, and vendor training. U
  • Use the BIM, App or digital technology assigned by the company to facilitate communication. 33) Hold regular meetings with the Tenants, Contractors.
  • Accountable for the additional tasks assigned by the seniors.

Requirements:

  • Degree in Facility Management / Building Services / Mechanical or Electrical Engineering / Fire Safety and Workplace Safety & Health or equivalent.
  • At least 5-8 years’ experience in relevant work experience.
  • Recognized certificate in Fire Safety or equivalent and successful registration with Singapore Civil Defense Force as qualified Senior Fire Safety Manager.
  • Process Green Mark Facilities Manager and Water Efficiency Manager certificates.
  • Experience in preventive facility management and Fire Safety and Workplace Safety & Health & Environmental Safety & Health is a requirement.
  • An initiative self-starter who is comfortable working independently with limited oversight and direction, strong sense of responsibility.
  • Proficient in standard business applications (MS Word, Excel, PowerPoint).
  • Ability to work under pressure and meet tight deadlines.
