The Commercial team is responsible for all aspects of our build cost incorporating estimating, procurement and quantity surveying. Job summary/Purpose
We currently have an excellent opportunity for a Management Trainee Quantity Surveyor to join our team in our Midlands regional office. This is a challenging and rewarding role and we are looking for an impressive, ambitious individual looking to commence their Quantity Surveying career. You will be an effective, credible colleague who can work collaboratively with other TW departments, and positively represent the Commercial team both internally and externally. We will equip the Trainee with an appreciation of the Company’s overall business and provide an in-depth knowledge of the Commercial function within the Regional Business Unit. The overall training will enable the Trainee to carry out the key Procurement and Surveying activities as detailed below. Thereafter, and subject to the Trainee’s performance over a two year period and a suitable vacancy, it will be the intention to employ the Trainee in an appropriate permanent position within the Commercial Department.
Primary Responsibilities

Commercial Management of Housing Projects

  • Assist in the completion of all commercial processes on strictly in line with the Commercial Calendar and Operating Framework. Develop a full understanding of all processes and ensure all deadlines are always met.
  • Achieve competency and accuracy in COINS business systems and applications used by TWUK, and support all related commercial activity in terms of data input, maintenance and development.
  • Assist in procurement of sub-contractors and suppliers. Including preparation of tender documentation, tender analysis, order placement and the collation of associated CDM / H&S / Environmental documentation.
  • Assist in the preparation detailed cost budgets for new developments.
  • Help calculate all the costs on developments within the Business, reporting any movements in the costs since the preparation of the Land Purchase Exercise and site budget. Costs to include, but not restricted to house pricing, labour costs, site work operations and remediation work.
  • Prepare and maintain schedules of quantities and price them individually for the site budget.
  • Assist in the preparation of commercial reports as when required.

Monitor and Report Costs

  • Assist in the valuation of monthly site build progress and Materials on Site via regular site visits and meetings / dialogue with Subcontractors and Site Managers.
  • Assist with supplier payments and subcontractor progress payments, variations and daywork claims.
  • Assist in the timeous and thorough completion of CVR (profit and loss reports) in accordance with the Commercial timetable explaining savings and excesses against the Site Budget to the Senior Commercial Manager / Director.
  • Monitor and explain Sub Contractor cost movements.
  • Forecast final accounts.

General

  • Develop an understanding of all products, trades and build processes that form the standard house type portfolio and infrastructure provision.
  • Be aware of all Codes of Practice that impact on estimating, e.g. Building Regulations, NHBC requirements, HSE etc.
  • Monitor, reconcile and recharge any costs, which relate to shared cost items with either other Businesses within the Group, or external Companies.

Experience, Qualifications, Technical Requirements

  • A 2:1 Degree in a Built Environment, Construction or STEM Related Course
  • Full UK Drivers License
  • A Willingness to travel around your area
