Description:

POSITION SUMMARY:

As a Grounds Technician, you will be responsible for the daily upkeep and appearance of your community in order to maintain a welcoming environment for residents and guests. A successful Grounds Technician is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.

Responsibilities:

  • Perform daily grounds maintenance of the property including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkways
  • Maintain all trash rooms for cleanliness and functionality; ensure trash chutes are operable and working, unclogging as needed
  • Clean pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicable
  • Conduct inspections and routine repairs of the irrigation system, when applicable
  • As requested, assist Maintenance and Housekeeping teams preparing vacant apartment homes; trash out vacant units, etc
  • Accompany vendors to vacant and/or occupied units, as needed
  • Clean windows, breezeways, all amenities/common areas, model homes and offices, complete building repairs/paint and replace exterior/ interior light bulbs as needed
  • Water plants manually, as needed
  • Assist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive information
  • Monitor supplies and maintain equipment
  • Ensure maintenance shop/custodial area is clean, organized, and professionally presentable at all times
  • Follow all company key logging and storing procedures
  • Regular and effective communication with Community Director / Service Manager / Maintenance Manager / Area Service Manager and other teammates
  • Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
  • Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
  • Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time
  • Able to use appliance dolly, push/pull up to 200 pounds
  • Able to work outdoors in all weather conditions
  • Able to be on feet constantly for entire work shift, if applicable
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email, and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi and Paycom experience preferred; Willing and able to learn new software programs

  • Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times
  • Work effectively and cooperatively in a team environment and/or independently
  • Ability to work outside of normal scheduled hours as needed
  • Willing and able to be assigned to other Weidner properties as needed
  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all times
  • US associates must have US drivers license, vehicle and vehicle insurance must be valid and unexpired at all times
  • CAN associates must have CAN drivers license, vehicle and vehicle insurance must be valid and unexpired at all times
