JOB DESCRIPTION

Job title: Group MaintenanceOfficer
Main Location: YMCA Western Gateway, 38 Carters Green, West Bromwich, B709LG, as well as other sites across the Group as required.
Responsibleto: Group Health, Safety andEnvironmental Manager
WorkingHours: 37.5 hours per week
AnnualLeave: 28 days (including BankHolidays)
Remuneration: £12.09 per hour + Benefits
Job Role: Supports the Group Health, Safety and EnvironmentalManager in the effective delivery of premises management and cleaning servicesto ensure that all facilities are safe, clean and welcoming.

Background: Western Gateway hosts a thriving community facility at theheart of West Bromwich. It provides the following services: -

GENERAL

  1. Operatewithin YMCA policies and procedures, ensuring that the health & safety ofcolleagues, parents/carers and yourself is maintained at all times.

  3. In additionto the job set out in this job description the post holder may, from time totime, be required to undertake additional or other duties as necessary withinhis or her capabilities and status to meet the needs of YMCABCG.

SKILLS

Painting, decorating, carpentry and DIY skills to ensure that the premises are maintained to a level that meets customer/resident needs.

Ability to identify work priorities, whilst ensuring that lower priority work is kept up to date.

Good interpersonal and communication skills in order to enhance the experience of residents and visitors.

KNOWLEDGE OF

Health & Safety Regulations, including COSHH and risk assessment, and how they apply in the YMCA environment.

Energy management strategies to ensure that the Group reduces utility consumption.

QUALIFICATIONS

Evidence of ability to carry out maintenance tasks.

Recognised building trade qualification.
ü

Responsibilities:

  1. Premisesmanagement
    a. To undertakegeneral maintenance and caretaking duties across sites, ensuring that YMCAbuildings and grounds are maintained to a high standard according to agreedHealth and Safety regulations, security requirements and maintenance schedules.
    b. Carry out anagreed planned preventative maintenance scheme (within the scope of the postholders ability) as directed by the Health, Safety and Environmental Manager.
    c. Support the GroupHealth, Safety and Environmental Manager in developing and implementingimprovement schemes.
    d. Organise andcontrol contractors working on site.
    e. Monitor allservice contracts in accordance with method statements supplied by and agreedwith the contractor.
    f. Undertakerepairs and maintenance e.g. water leaks, damage to building, broken locks,painting and decorating, replacing doors, repairs to fixtures and fittings.
    g. Undertakeall necessary health and safety checks, inspections and monitoring and reportany breaches of Health and Safety regulations.
    h. To recordaccurately repairs and maintenance information according to agreed administrativesystems using SharePoint.
    i. To beavailable in emergencies to complete urgent repairs or liaise with externalcontractors.
    j. Assist withthe cleaning of communal areas with and in the absence of the housekeeper.
    k. Carry outany other reasonable duty as requested by the manager or the Group Health,Safety and Environmental Manager.
  2. Energymanagement
    a. Support the GroupHealth, Safety and Environmental Manager in the delivery of an energymanagement strategy to reduce energy consumption on an ongoing basis.
  3. QualityAssured
    a. Complete alltasks in accordance with the YMCABCG policies and procedures.
  4. Financialand Data Management
    a. Ensure thatcleaning expenditure is kept within budget in accordance with financialregulations.
    b. Develop andmaintain management information systems and provide reports as required to meetthe business planning/monitoring requirements of the Group.
