Overview:
SevenLiving is an exciting, fast-growing letting platform based in Birmingham City Centre with a substantial property portfolio across the UK.
Part of the Senior Management Team, Head of Lettings is a business-critical role overseeing the smooth running and performance of the Lettings Team.
You will be highly experienced within the property sector, with the ability to deliver exceptional sales results. High energy together with outstanding customer service will shine through from within your character. This combined with your extensive knowledge within property and lettings will make you a leader in your field.

Key responsibilities and activities will include:

  • Oversee and develop the Lettings Team ensuring they carry out their day-to-day duties to standard and in the absence of staff tasks are covered. Staff achieve to targets, provide the correct level of customer service, maintain the standards of SevenLiving and carry out their roles efficiently and effectively.
  • Source and sign-up new landlords and organisations including developers.
  • Increase quality leads and opportunities by “Hunting” for new business by research prospective customers, including developing and effectively using various marketing strategies, incentives, social assessing tools and resources required for quality lead generation.
  • Using Reapit and Microsoft CRM to generate effective reports to enable the business to make effective decisions. Monitor performance and actions within the Lettings team and assess the effectiveness of the work undertaken including recording touchpoints so it can be understood what gives the best results aligned with the effect and time taken.
  • Ongoing landlord relationship building
  • Oversee the marketing of properties including photography and live on Rightmove ensuring a high standard
  • Carry out tenant viewings as necessary
  • Oversee the negotiation of rent with applicants and Landlords
  • Set up new Landlords and properties on all systems
  • Upsell landlord insurance and other products
  • Answering phone calls, dealing with the query or pass to the relevant person
  • Support landlords with any questions and queries
  • Provide overall reporting for the Letting and Property Management Team
  • Always ensure touchpoints are recorded by yourself and your team and all systems accurately up to date with data processing.
  • Assist the CEO with operational matters as they arise
  • Ensure workload is effectively distributed within the team through shared inbox
  • Ensure accurate record keeping aside Finance Manager to promote appropriate cash flow within business, compliance to CMP regulations
  • Any other duties as required

Person Specification

Essential:

  • Demonstratable experience of successfully growing a Letting company property portfolio
  • The ability to hit targets
  • Experience of managing staff effectively
  • Up to date knowledge of the Letting industry
  • Exceptional communication skill
  • Developing relationships with landlords
  • Effectively sourcing quality tenants and minimising voids
  • Experience in managing administration including mundane tasks
  • Proficient with Microsoft Excel, Office, Property Letting software
  • A quick learner and be willing to adapt in a fast-paced environment
  • A hands-on problem solver who always seeks for better, more effective and efficient way to approach the task in hand
  • The ability to manage complaints quickly and efficiently
  • Trustworthy and loyal
  • Be a good team player
  • Full clean driving licence and have a vehicle to travel

Desirable qualities are:

  • Experience using Reapit

Job Type: Full-time
Pay: £36,000.00-£55,000.00 per year
