Description:
GENERAL DESCRIPTION
Under the direction of the Housing Coordinator, to assist in the administration of programs operated by the New Ulm Economic Development Authority (EDA).
The hours are Monday 11:30 – 4:30; Tuesday through Friday 10:30 – 4:30.
EDUCATION AND EXPERIENCE
High school diploma or equivalent and a valid driver’s license is required. Two years of office work experience involving use of personal computer with emphasis on customer service required, prefer experience in a non-profit environment.
PHYSICAL REQUIREMENTS
This work requires the occasional exertion of up to 10 pounds of force; work frequently sitting and speaking or hearing and occasionally requires standing, walking, using hands to finger, handle or feel, pushing or pulling and lifting; work requires close vision, distance vision, ability to adjust focus, color perception and peripheral vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels and to receive detailed information through oral communications and/or to make fine distinctions in sound; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, operating motor vehicles or equipment and observing general surroundings and activities; work occasionally requires exposure to fumes or airborne particles and exposure to the risk of electrical shock; work is generally in a moderately noisy location (e.g. business office, light traffic).
KNOWLEDGE, SKILLS AND ABILITIES (KSA’s)
- Ability and proficiency in keyboarding, the use of a personal computer, Microsoft Word and Excel and associated housing related software.
- Ability to organize records, files and personal schedule.
- Ability to establish and maintain effective relationships with housing office clients, co-workers and the public.
- Knowledge of and ability to perform basic accounting functions.
- Ability to communicate effectively.
- Knowledge of and ability to apply federal, state, and local laws pertaining to the management of rental housing.
- Ability to multi-task and tolerate interruptions
Responsibilities:
ESSENTIAL FUNCTIONS OF THE JOB
- Assist individuals in completing applications for assistance.
- Prepare verification forms to determine applicant’s program eligibility.
- Assist in the lease of housing units.
- Assist in the management and annual inspections of family units and Broadway Haus units.
- Conduct tenant orientation.
- Perform clerical duties, keyboarding and typing.
- Respond to requests for information.
- Handle routine telephone calls and correspondence.
- Assist in the maintenance of ledgers and maintain records of maintenance and repairs performed on public-owned properties.
- Review and summarize inspection reports.
- Receive rental collections.
- Gather and prepare information for EDA meetings.
- Respond to general inquiries regarding housing programs and rental programs.
- Perform routine administrative tasks.
- Perform minor housing inspections applying Housing Quality Standard procedure.
