LOCATION: TORONTO, ETOBICOKE AREA

Overview: We are seeking a dynamic and experienced Intermediate Planner to join our clients real estate development team, reporting to the Vice-President. The Intermediate Planner will be involved in all stages of planning approvals, from feasibility to design to occupancy and registration. The ideal candidate will have a strong background in urban planning, land development, and project management, with a proven track record in bringing development projects to completion. Candidates should either be a Registered Professional Planner (RPP) or nearing completion.

QUALIFICATIONS:

  • 5-8 years of progressive planning experience in a similar role, primarily in residential development.
  • Post-secondary education in Urban Planning or a related field.
  • Membership in the Ontario Professional Planners Institute (OPPI) as a Registered Professional Planner (RPP) is preferred or nearing completion.
  • Strong knowledge of budgeting and project scheduling.
  • Ability to understand architectural, landscape, utility plans, and surveys.
  • In-depth knowledge of provincial and municipal planning policies and regulations across the GTA.
  • Familiarity with appeal bodies such as the OLT.
  • Experience with residential, multi-use, and commercial developments is an asset.
Responsibilities
  • Coordinate and manage all planning approvals throughout the project lifecycle.
  • Oversee the preparation and submission of land use planning applications (e.g., Official Plan Amendments, Zoning by-law Amendments, Site Plan Applications, Plans of Subdivision, etc.) in accordance with provincial and municipal regulations.
  • Coordinate a multi-disciplinary team of consultants to meet project timelines.
  • Liaise with municipal staff and government agencies to ensure timely processing of applications.
  • Review and coordinate responses to municipal and agency comments on technical reports and drawings.
  • Prepare planning summaries, reports for lenders/investment partners, and planning cover letters.
  • Foster positive relationships with municipal staff, consultants, stakeholders, and internal teams.
  • Maintain project schedules and assist with budget updates alongside the financial team.
  • Lead preparation for public consultation and attend Committee and Council meetings as required.
  • Prepare and manage construction permit applications and obtain necessary clearances.
  • Oversee RFP preparation and onboarding of consultants.
  • Work with the accounting team to manage purchase orders, invoices, and contracts.
  • Provide mentorship and guidance to junior planning staff.
  • Support other internal departments and conduct site visits as needed.
