Responsibilities:

WHAT YOU’LL BE DOING?

Gladman is a well-respected and established strategic land promoter based in Congleton, Cheshire.
We believe in using our expertise to partner with landowners to help them to realise the true potential of their land through its development for residential or residential led mixed-use development.
This role will see you engaged in liaison with landowners with support from other members of the team. Your aim will be to help secure land and facilitate the development of opportunities in line with the prevailing company strategy and direction. You will be responsible for formulating and implementing the most appropriate strategies for identifying the owners of and subsequently unlocking the subject sites, with the aim of helping to secure an annual quantum of opportunities as part of the wider team target and on terms which meet the company criteria. In addition, the role will also entail negotiation with 3rd party landowner on sites where additional land may be required, e.g. for access or drainage easements. You will be responsible for reporting on the progress of your sites in a timely and efficient manner.
The role requires excellent organisational and communication skills with an ability to manage a busy and varied workload efficiently. The role will require you to be adaptable to changing circumstances and be able to think creatively in response to change and in seeking continual improvement.
The role requires you to engage with landowners, property agents and other external professionals at various levels. The role will also require continual engagement with other Gladman staff, predominantly within the land and technical teams but also other departments as required.
As part of this role you will need to have a good understanding of the wider business needs. You will be commercially minded, seeking to maximise the business’ profits through controlling costs and balancing the risks and rewards of a project.

You will be expected to:

  • Formulate and implement effective strategies for identifying and approaching owners of land.
  • Introduce yourself and the company in a positive manner with a view to persuading landowners and owners of essential 3rd party land to engage with us.
  • Build up strong rapports with others, including with landowners, colleagues, property agents and other relevant professionals.
  • Ensure that any successful leads are communicated to the wider land team in a timely manner and that any general related administration is managed efficiently.
  • Prepare and submit financial proposals to secure 3rd party land and progressing subsequent negotiations.
  • Ensure that clear lines of communication are maintained with colleagues as appropriate.
  • Act with professionalism and integrity at all times.
