Description:

Summary: To be responsible, under the supervision of the Business Manager or Leasing Manager, for marketing, leasing, and pre-leasing apartment homes. Coordinate Move-In information forms and resolve resident issues/concerns as necessary.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Meet and greet future residents professionally and enthusiastically.
Qualify future residents by determining their needs, eligibility, and desirability.
Follow the Legacy Way of Leasing training.
Take future residents on community and apartment tours, using up-to-the-minute knowledge of vacancies and availability dates.
Have complete knowledge of the apartment community. This should include knowledge of the surrounding area, schools, shopping, transportation, and other pertinent neighborhood information.
Assist with outreach marketing campaigns.
Be able to provide information concerning the selling points of the apartment home, such as the appliances, square footage, and possible furniture placement.
Maintain knowledge of the competition in the area.
Provide marketing reports as designated.
Shop all competitors by phone weekly and in person monthly and assist with written market surveys.
Know special features of Legacy Partners communities and refer future residents to other Legacy communities when appropriate.
Work with the Business Manager, Assistant Business Manager, or Leasing Manager on the advertising and marketing plan for the community.
Explain applications, leases, and addendums in detail.
Thoroughly check applications through credit agencies and other resources before submitting them to the Business Manager for approval.
Print or type and initiate all necessary move-in paperwork.
Inspect apartments and place a move-in gift before the new move-in.
Audit personal lease files for accuracy before move-in and renewal.
Keep a daily log of traffic, phone calls, and follow-ups.
Introduce new residents to the management team and handle problems that may arise before move-in.
Receipt all deposits and application fees according to company procedures.
Correctly label and store all monies received, including rent.
Follow-up on any potential future resident that does not lease within 48 hours.
Meet lead management standards.
Check and comply with model set-up and care policies designated by the Business Manager.
Market Preferred Employers, Locators, and Third-Party Providers designated by the Business Manager.
Practice excellent customer service relations.
Participate in online reputation management.
Work with all team members to maintain a smoothly run community.
Answer phones fielding future resident calls, resident maintenance problems, and other resident concerns.
Work with the management team to resolve resident issues.
Maintain a professional attitude at all times.
Adhere to the professional dress code.
Inspect the community daily to inspect the model and/ or vacancies for readiness.
Inspect the grounds and report any problems or concerns to the Business Manager and/or Service Supervisor.
Write Service Requests when appropriate.
Deliver notices & newsletters as needed.
Maintain general filing and office organization, including ordering supplies, stocking drawers with necessary forms, and desks with pens, pencils, etc.

Education/Experience: High school education or equivalent; one year of related experience and/or training; or equivalent combination of education and experience.
Language Ability: Ability to read and interpret documents such as leases, addendums to leases, pertinent move-in/move-out paperwork, and various notices to residents such as Notice to Comply, 3-Day, and 10-Day Notices. Ability to write routine reports and correspondence.
Math Ability: Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percentages.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several variables in standardized situations.
Computer Skills: Basic Word & Excel, Internet Software, Outlook, Yardi, and social media platforms.

Benefits:  Legacy Partners provides ten paid holidays each calendar year, paid jury duty absence, and up to five days of paid bereavement leave. Legacy Partners also provides paid sick leave and vacation benefits. All team members accrue sick time at a rate of 1 hour for every 30 hours of work, capped at 120 hours. Vacation time is accrued at the rate of 0.0385 hours for every hour worked up to 80 hours worked each pay period, capped at 120 hours during the first five years of employment. Employees with a regular work schedule of 30+ hours per week are eligible for group medical, dental, vision, long-term disability, group life, and accidental death and dismemberment insurance. Employees enrolled for Medical Insurance will also have the option to enroll in a health savings account and receive an employer match. Employees may enroll in the company’s retirement plan (401k) following 90 days of employment and receive an employer match. Employees are also eligible for anniversary and sail-away. A detailed description of the benefits will be provided at the time of hire.
Other Compensation: Eligible for New Lease bonuses and Lease Renewal bonuses. A housing discount (minimum 20%) may be available when living and working at the same site and when there is an open slot—the number of discounts are limited. A New Hire must meet rental qualifications to rent.
