Responsibilities:
- Meets and greets prospective residents. Answer phones, schedule appointments, provide leasing information and other inquiries to prospective residents.
- Shows and leases market ready units to potential residents. Walks vacant units to ensure market readiness and inform maintenance of any market ready deficiencies.
- Completes traffic sheets and maintains guest card files for Property Manager. Updates the leasing handbook. Prepares correspondence such as thank you notes, and other general correspondence as assigned by others.
- Processes rental applications for the Property Manager’s approval. Assists with reviewing applicant qualification and resident approval. Initiates resident screening. Collects deposits, ensures that lease files are complete and that the correct entries are posted in Yardi.
- Execute new lease and lease renewal process according to property standards and processes.
- Establish and maintain positive resident relations, i.e., effective communications, manage resident concerns, problem solving, etc. Assists in coordinating resident events.
- Accepts and assists residents in the rent payment process. Submitting service requests, answering questions and resolving resident complaints.
- Assist in executing the developed marketing and brand plan, including consistency and comprehensive approach through materials.
- Performs market research and generates market comparison reports.
- Assists with monitoring curb appeal, office and model appearance and signage. Input work orders and inform residents of scheduled property maintenance.
- Provides day-to-day property performance feedback to Property Manager.
- Promote crime free/drug free housing. Work with Property Manager regarding such issues. Promote and maintain a safe and healthy work environment. Notify appropriate staff when there is an emergency on-site.
- Participate in property meetings. Maintain positive working relationships with Co-Workers, Residents, Applicants, and Sand Companies, Inc. Home office.
- Assist other properties to support and fill-in as needed in a similar role.
- Must be willing to obtain CPO certification.
