The Leasing Consultant is responsible for effectively implementing all aspects of leasing, promoting the positive image of the apartment community and to assist management with resident programs and retention. Responsible for all aspects of leasing in a designated zone consisting of 1 – 11 properties.
As a Leasing Consultant you will be responsible for leasing properties to prospective residents, ensuring high occupancy rates, and maintaining positive relationships with current residents. Your role involves marketing and promoting available properties, conducting property tours, answering questions and providing excellent customer service. You will work closely with the Leasing Manager and other team members to achieve leasing goals and maintain property standards.
QUALIFICATIONS REQUIRED:
- High School education or equivalent
- Professional verbal and written communication skills
- Mathematical skills (high school level) in order to calculate pro-rations
- Competent ability with personal computer – Microsoft Office, Internet
- Demonstrate excellent customer service skills
- Always upholds the highest level of ethical behavior & integrity
- Ability to work a flexible schedule on rare occasions based on business needs
- Must possess valid driver’s license
Responsibilities:
- Maintains detailed knowledge of the apartment community, amenities and surrounding neighborhood
- Handles aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, following up with prospects, and working within Knock CRM
- Consistently documents prospect phone and email contacts; accurately completes the market survey
- Maintains an acceptable closing ratio of 30% or greater
- Provides a daily inspection of available homes, model appearance, and sparkle all open units daily
- Replies to email leads and guest cards within 2 (two) hours of receiving
- Follow up with leads 3 (three) times
- Produces reports in a timely, accurate and complete manner, including the monthly market survey
- Assist in ILS marketing: monitors the accuracy of advertisements and takes appropriate action to correct; accurately and consistently documents traffic marketing sources; assists in leasing events and promotions
- Maintains working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management
- Adheres to company key policy
- Assists in the inspections of vacant apartments and takes appropriate action to prepare them for leasing
- Must always be courteous and helpful to residents, prospective residents and co-workers
- Must be willing to be assigned to other Spaulding Group communities as needed
- Other duties as assigned.
