Description:
Killam Apartment REIT (TSX:KMP.UN), is a growth-oriented real estate investment trust which owns, manages and develops multi-family residential properties in Atlantic Canada, Ontario, Alberta and British Columbia. We currently have an opportunity on our team for an experienced Maintenance Manager. The successful candidate will be based in the Waterloo/ Cambridge area and will be responsible for managing Maintenance Technicians throughout Southwest Ontario. Duties will include coordinating external contractors, assisting in project management as well as managing unit renovations for a portfolio of apartments.
In this role, the chosen individual will support the efforts of our property management team by ensuring that residential and commercial properties are well-maintained and prepared for leasing. What you will do:
- Provide leadership and technical support to other maintenance and building personnel to improve effectiveness and enhance tenant services;
- Oversee the coordination of maintenance staff to address property needs;
- Work with Project Management team on regional projects;
- Work with property managers and outside contractors;
- Inspect turnover units and determine scope of work;
- Obtain quotes and submit proposals;
- Maintain safe and economical operation of all systems and equipment;
- Coach and provide feedback to staff;
- Adhere to operating and capital budgets;
- Knowledge of all technical services and components of the building including electrical systems, mechanical systems, energy management systems, fire alarm/safety systems, grounds, parking, renovations, swimming pool, etc.;
- Ensure compliance with legislated occupational Health & Safety procedures;
- Duties associated with Maintenance Manager position including but not limited to the above.
Who you are:
- 3-5 years’ experience in a similar role;
- Knowledge in general maintenance, HVAC, framing, plumbing, electrical, drywall, grouting, grounds maintenance, boilers, small appliances, etc.;
- Highly motivated with excellent communication and interpersonal skills;
- Proven leadership skills;
- Power engineer designation, EIT or Engineering degree would be an asset;
- Strong attention to detail;
- A “hands-on” individual;
- Related certifications are considered an asset;
- Valid driver’s license and reliable vehicle;
- Ability to deal with all levels of management, tenants and contractors in a professional manner.
