EDUCATION, TRAINING, AND EXPERIENCE
- Minimum grade 12 and four (4) years of related maintenance experience in a residential or continuing care organization;
- Class 5 Drivers License and a reliable vehicle for travel between assigned sites;
- Demonstrated mechanical aptitude with at least two years experience in plant operations and maintenance;
- Basic computer skills – Outlook and YARDI®;
- Certification in Fall Arrest, Confined entry, and WHMIS; and Standard First Aid and CPR.

- Knowledge of and capability to complete tasks relating to general painting, plumbing, carpentry, electrical, heating systems and gardening

Responsibilities:
JOB ROLE
Reporting to the Maintenance Team Lead, the Maintenance Services Worker I is responsible for all aspects of regular maintenance including ongoing and preventative repairs, inspections, building improvements, grounds and landscaping, and life safety of their assigned site(s). The Maintenance Services Worker provides services that foster excellent customer service relationships with residents, families, volunteers, and co-workers.
JOB DUTIES
- Prioritizes maintenance requests and scheduled workload so maintenance activities can be completed in a timely, customer service focused manner;
- Installs plumbing fixtures and systems such as faucets, sinks, toilets, supply lines, fill valves, cartridges/seats, mixing valves and waste lines;
- Performs electrical and mechanical repairs to kitchen, housekeeping, and laundry equipment and small appliances
- Performs electrical and mechanical repairs to heating, air handling, and cooling systems, including replacing parts, seals, bearings, zone valves, thermostats, belts, and filters.
- Completes daily and cyclical equipment checks on boilers, exhaust fans, air handling units, and other equipment as outlined in the ‘red book;’
- Record boiler readings and pressures, domestic hot water temperatures and assisted bathing temperatures;
- Performs minor equipment and structural repairs to walls, ceiling, and floor surfaces;
- Performs painting, minor carpentry and masonry work (e.g. preparing surfaces using a brush, sprayer, or roller to apply paints, stains, and varnishes);
- Performs minor electrical repairs including replacement of damaged parts or components of lighting fixtures, cover plates, receptacles, light bulbs, and ballasts;
- Conducts testing of life safety equipment, including emergency call systems and pendants, emergency lighting, fire extinguishers, security cameras, alarm systems, and door access systems;
- Perform repairs on door hardware, including door closures and cutting keys;
- Complete repairs to site owned resident use and common area furnishings;
- Performs repairs and cyclical maintenance on janitorial equipment such as carpet cleaners, floor scrubbers, vacuum cleaners as outlined in YARDI®;
- Complete daily grounds and landscaping rounds. Attends to litter pickup, sweeping, power washing of sidewalks, steps, parking areas, garbage areas, and loading docks;
- Maintain sidewalks, parking areas, and roads by removing snow, salting, and sanding. Arrange for major snow removal if necessary;
- Performs minor repairs and parts replacement on grounds equipment and machinery;
- Assist Housekeeping Services with cyclical and turnover cleaning of light fixtures and bathroom exhaust vents in resident suites and common areas;
- Clean building areas such as mechanical rooms, crawl spaces, mechanical shops as required;
- Maintains an inventory of regularly used parts and equipment, by following established purchase and reorder protocols;
- Assisting with resident move-ins such as hanging pictures and placing furniture;
- Maintains computerized and manual logs of daily routines, general repairs, scheduled and non-scheduled maintenance items on all equipment; and/or completed preventative maintenance activities as outlined in YARDI®;
- Participates in the “on call” after hours emergency roster;
- Participates in site events and assists with setting up and taking down of tables, chairs, etc. to support special events for staff, residents, families, and volunteers; and
- Perform other related duties as assigned.
