QUALIFICATIONS:

  • One (1) year of maintenance experience is required
  • Demonstrates a general understanding of systems such as HVAC, plumbing, electrical, mechanical and code compliance
  • Possesses a general understanding of OSHA, fire prevention, and safety regulations
  • Ability to handle multiple priorities
  • Possesses strong written and verbal skills for effective communication
  • Competent in organizational and time management skills
  • Demonstrates good judgement, problem solving and decision making

EDUCATION/CERTIFICATION

  • High school diploma or GED

Responsibilities:

JOB RESPONSIBILITIES:

  1. Responsible for completing all maintenance tasks as assigned by supervisor
  2. Performs general maintenance duties such as: fixing wall coverings, fixing floor coverings, repairing furniture and fixtures, performing basic plumbing, performing minor electrical repairs, repairing appliances, assisting with painting and refurbishing projects, performing minor building and equipment repairs
  3. Maintains all tools and repair parts
  4. Participates in all fire drills and in the community’s disaster preparedness program
  5. Assists with working on heating and air conditioning systems
  6. Assists with work on domestic waster systems and pumps
  7. Assists with work on refrigeration systems, motors, fans, electrical systems, and emergency generator
  8. Performs routine preventative maintenance as directed by supervisor and according to safety regulations.
  9. Partners with community team to ensure community is in compliance with OSHA requirements and promotion of Risk Management programs and policies, monitors adherence to safety rules and regulations
  10. Practices safety procedures at all times including Personal Protective Equipment, fire extinguishers, MSDS and Lockout Tagout procedures
  11. Reviews, reads notes and initializes the Daily Log and Maintenance Log to document and learn about pertinent information and actions required
  12. Practices positive resident relations
  13. Maintains and protects the confidentiality of resident information at all times
  14. Actively participate as a member of a team and committed to working toward team goals
  15. Demonstrates in daily interactions with others
  16. Attends regular meetings
  17. Other duties as assigned

  • Must be able to lift a minimum of 50 lbs.
  • Walking, standing, pushing, pulling, stooping, bending, crawling, carrying, stretching, and typing.
  • Maintenance Tech should be able to frequently bend, squat, kneel, climb, and reach 3 feet
  • Must be able to work an “on call” rotation duties as needed. Valid driver’s license and reliable transportation required. Conditions of employment include a drug screening and background check. Rate of pay is dependent upon experience
