ABOUT YOU:

  • At least 5 years’ experience in the property sector, with a preferred bias towards property related project management
  • Experienced in the seniors living sector will be highly regarded
  • Extensive project management capabilities with demonstrated experience in project delivery, planning and documentation
  • In-depth understand of NCC and associated Australia/NZ Standards
  • Extensive knowledge of building methodologies and practices
  • Detailed understand and experience with planning applications and approval processes across multiple jurisdictions
  • OHS/SWM and induction practices
  • Excellent communication skills with the proven ability in developing and strengthening relationships

Responsibilities:

As the Manager of Capital Works, you’ll play a pivotal role in supporting the National Asset Manager in delivering major maintenance projects and spearheading the capital replacement of vital plant, equipment, buildings, and infrastructure across Australian Unity’s extensive portfolio of retirement communities and residential aged care facilities. You’ll have the exciting challenge of ensuring every aspect of the community facilities and common areas are top-notch, enhancing the quality of life for residents. This role covers a broad spectrum of responsibilities, excluding the refurbishment of individual retirement community dwellings and RAC rooms, which are handled by the Manager of Refurbishments.

Key Responsibilities Include:

  • Deliver infrastructure projects including: major maintenance works; refurbishment of RAC and retirement community common areas and replacement of equipment and assets:
  • to agreed timeframes
  • in accordance with approved budgets
  • to the specified standards
  • with zero harm/risk to people and surrounding property/infrastructure
  • Prepare scopes of work
  • Manage tender/quotes/RFI/RFP processes
  • Make recommendations and prepare and manage business cases for approvals
  • Monitoring construction activities and quality on site to ensure contractors maintain compliance with the requirements of the contract, design drawings, specifications and statutory requirements
  • Provide input into CAPEX budget planning
  • Provide technical assistance with design and cost estimates for proposals identified by site managers
