Description:
WORK EXPERIENCE
- Minimum 10 years’ project management experience.
- Significant property management experience.
- Experience in drafting.
- Minimum 5 years’ people management experience.

- General knowledge of safety (WorkSafe) legislation and practices.
- Broad knowledge of residential, commercial and industrial construction terminology and methodology, understands in detail all aspects of Kal Tire’s design standards and specifications.
- Essential understanding of Kal Tire’s business operation and is sensitive to business interruptions and seasonal cycles, especially when renovating existing facilities.
- Proven track record of successfully completed projects from conception through completion.
- Advanced knowledge of project management and construction management principles and practices.
- Financial acumen with experience in estimating and budgeting.
- Complete understanding of Architectural, Structural, Civil, Electrical, and Mechanical design and planning principles.
- Full understanding of contracts, construction law, and general procurement procedures.
- Identifies operational needs, develops and integrates related procedures.
- Decisive and confident in making decisions and recommendations regarding design, constructability, resource, and contract issues.
- Deep understanding of zoning bylaws, building codes, fire codes, and regulatory standards relevant to real estate development.
- Strong negotiation skills with experience dealing with technical consultants, contractors, suppliers, and government officials.
- Proven track record of providing technical guidance and/or supervision to architects, structural engineers, technical consultants, and independent building contractors.
- Comfortable performing site inspections.
- Skilled in workflow analysis and management.
- Ability to make complex operating, administrative, and procedural decisions.
- Ability to gather data, compile information and prepare reports / recommendations.
- Strong time management skills.
- Ability to handle a fast-paced environment.
Education
- Relevant technical education including a degree in either Engineering or Construction Management or equivalent combination of education and experience.
- Additional education and training in Project Management.
Special Requirements
- Moderate physical activity, work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
- Flexible and willing to travel regularly.
- Valid driver’s license.

Responsibilities:
Team Leadership
- Provides leadership and direction to the construction services team in the pursuit and completion of projects.
- Creates and maintains a work environment focused on collaboration and team cohesion.
- Plans and manages resources for all construction projects.
- Effectively plans, organizes, directs, and controls the activities of the construction services team.
- Actively participates in the career development of the construction services team, ensuring training and development objectives.
- Supports Kal Tire’s Senior Leadership team’s initiatives and sets departmental goals for the Real Estate & Construction Team based on these initiatives.
- Resolves issues which have been elevated to management level.
- Establishes and maintains relationships with consultants, contractors, and across different internal teams and customer groups
Project Management
- Promotes Kal Tire’s Health & Safety objectives at all construction sites.
- Oversees the collection of information within the different company divisions in advance of determining the scope of work for each project. Construction projects can include the following types of work: site preparation, including land clearing and earth moving; sewage systems; landscaping and road construction; building construction, including excavation and laying of foundations and erection of the structural framework, floors, walls, and roofs; building renovations and additions; and building systems, including fire-protection, electrical, plumbing, air-conditioning, and heating.
- Reviews and recommends appropriate construction delivery systems and the most cost-effective plan and schedule for completing projects.
- Monitors the progress of all construction activities to ensure compliance with building codes, safety regulations, design documents, quality standards, cost parameters, and schedule requirements.
- Oversees cost and time estimating procedures and systems.
- Manages project documents and records.
- Effectively manages risk at all construction projects.
- Manages construction projects directly, as necessary.
Facilities Management
- Supports the facilities management team as required.
Project Design
- Manages the design process to ensure all in-house and external designs meet Kal Tire’s requirements and standards.
- Oversees the full property due diligence process completed by the construction services team.
- Ensures appropriate approvals (internal and external) are received for all construction projects.
- Steers municipal approvals for all projects.
