As one of the leaders of the pre-construction team, this role is responsible for preparing ROMs, estimates, pre-bid RFQ/RFP packages, project plans, schedule analysis, value engineering and constructability scope analysis. Responsibilities also included working with business development, design and project management teams developing sections of schematic, design development and construction document targeted value design confirmations including soliciting and evaluating subcontractor bids for installation, and scopes of work for various market sectors including both large ($5M-$20M) and small ($50K - $2M) projects.

WHAT YOU’LL BRING

  • Bachelor of Science in Construction Management or 10+ years of preconstruction/estimating and/or operations experience on commercial construction projects.
  • Knowledgeable of the following: general conditions, site construction, foundation and structural systems, interior systems, MEP systems, prefabricated and modular solutions and the costs and risks associated of these systems.
  • Knowledge and efficiency in the following Software: Microsoft Office, Bluebeam, AutoCAD 3D, REVIT, Takeoff Software, Building Connected/Plan Rooms, Procore/PM Software, *ICE & DIRTT a plus.
  • USGBC LEED accreditation preferred.
  • Strong computer skills including the ability to use estimating software such as OnScreen Takeoff, spread sheets, bid management, online plan rooms and database applications and Microsoft products (e.g., Word, Excel, Office, Outlook).
  • Possess good organizational skills and strong verbal and written communication skills.
  • Able to manage and prioritize multiple projects concurrently.
  • Resourceful and diligent in seeking solutions to problems and adapting to new situations.

Responsibilities:

  • Leads Estimating with timely roll-out and execution of the entire estimate deliverable process.
  • Conduct initial analysis of drawings and specifications to ensure required documentation is present and determine scope of work needed to secure work.
  • Develop full-scope estimates based on Bid-Build, Design-Build or IPD construction documents.
  • Critically analyze bid documents and understand risk and opportunities and articulate those to management by creating risk mitigation strategy.
  • Organize the bid team, providing leadership and direction with regards to means and methods, schedule and win strategy.
  • Participate in technical proposals for Design Build pursuits positioning DIRTT as the value proposition in cost certainty and schedule savings.
  • Provide detailed quantity and cost takeoffs of specific trades to aide GCs in scope valuation trade of subcontractors.
  • Create detailed crew and installation cost estimates to balance check 3PL or Installation Subcontractors.
  • Solicits and analyzes subcontractor and 3rd party vendor pricing input.
  • Develops comprehensive project hand-off meeting with Project Executive team for smooth transition from pre-con to PM and Design. Attends any project post-bid kick-off meetings as required.
  • Develops a robust estimating process with risk mitigation check points and course correction action plans.
  • Performs technical/plan reviews understanding scope requirements for various project delivery diversification.
  • Accurately assesses and plans takeoff workload and develops utilization rates and costs for services.
  • Gather and monitor actual cost vs. estimated cost, maintaining project cost history and project success rate for regional markets.
  • Manage and maintain subcontractor database and subcontractor prequalification including certification status, EMR, diversity, and bonding capacity.
  • Builds effective relationships with internal teams, customers, design teams, subcontractors, general contractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the customer’s expectations while being a trusted advisor on project deliverables.
