Responsibilities:
PURPOSE
The Mechanic is accountable to the Manager, Operations for performing routine preventative and ad-hoc maintenance activities pertaining to the residential buildings in a timely and cost-efficient manner to ensure uninterrupted performance of all building systems and programs.
DUTIES AND RESPONSIBILITIES
- BUILDING MAINTENANCEPerforms routine, preventative and ad-hoc maintenance and schedule programming of all building and site equipment (incl. HVAC, boilers, air conditioning units, ventilation systems, emergency generators, etc.) and structural components of the building to ensure the property adheres to the company standard policies and procedures.
- BUILDING INSPECTIONSAssists with routine inspections and preventative maintenance, where required, of non-vital building systems and report on issues as they arise, complies with all Health and Safety, Risk Management and environmental policies and procedures as they relate to the property; responsible for log keeping related to building general as well as life and safety systems; assists with preventative maintenance of site vehicles and other motorized equipment.
- PROJECT MATERIALS AND SUPPLIESPrepares cost, time and material estimates, as well as purchases supplies and materials needed for projects, if required, submits quotes and invoices to Office Manager.
- CONSTRUCTION PROJECTSSupervises contractors working on-site; assists with various construction projects, coordinates receipts of quotes from various third-party service providers, if required.
- TENANT SERVICESPerforms minor repairs and installations pertaining to non-structural and non-vital systems of the property as required (incl. plumbing, light fixture replacement, touch up painting, asphalt patching, installation and repair of ceramic tiles, replacement of ceiling tiles and carpeting, interior and exterior plastering, routine roof inspections, dry-walling, minor carpentry, common area door repairs, installation and maintenance of directional signage); keeps all maintenance repair logs for the property to ensure uninterrupted operation of non-vital building systems.
- Any other job related duties and/or projects that may be assigned.
