Description:

We are looking for experienced licensed New Home Sales Specialist to join our team in the _ metro area. POSITION SUMMARY:

This position is responsible for selling homes within the guidelines and operating standards of the company to ensure operational success.

Essential Functions: Core duties or tasks fundamental and not marginal to the performance of the job.

  • Consistently monitor and analyze data and trends (i.e., community traffic assessment, market research)
  • Assist in determining new home prices, home site premiums and release of home sites
  • Assist in training new Sales Agents as needed.
  • Complete scheduled sales activities:
  • Track “Home Definition Due” dates per the community Slot Schedule
  • Complete a Home Definition
  • Finalize options and Selections as part of the Purchase Agreement
  • Confirm Homeowner Orientation and Final Loan Approval dates to all parties (buyers, Realtors and ‘outside’ lenders, when applicable)
  • Ensure community plat board is completely updated, properly showing which home sites are available, on hold status, sold, etc.
  • Fully document in SMART all notes and correspondence with Leads, Prospects, Buyers, Realtors and Lenders
  • Complete competition studies monthly, and monitor changes and additions to community’s current competition
  • Maintain signage by
  • Driving sign routes outside of sales communities each week to ensure proper placement and repair of signs
  • Assist marketing department in determining location and obtain lease agreement for permanent signage
  • Walking site regularly to ensure home site signage is updated and clean
  • Ensure monument signage and entry is clean and projects a professional image
  • Develop and maintain a consistent Realtor outreach and networking program:
  • Visit required minimum of six (6) Realtor offices each week
  • Conduct a minimum of one (1) Realtor presentation or other networking event each month
  • Implement a consistent and effective follow up marketing campaign, as needed to secure sales
  • Maintain upkeep of sales center, model homes and Production Inventory homes weekly
  • Maintain supply of collateral materials (brochures, price lists, floor plans, pamphlets, etc.), as well as general office supplies (pens, pencils, folders, printer paper, ink cartridges, etc.)
  • Ensure that all collateral materials are clean copies that project a professional image
  • Demonstrate amenities and unique architectural and design features of homes and home sites directly to prospects
  • Understand and utilize the established sales process when demonstrating homes and home sites
  • Record prospect and buyer information in SMART daily on the day the call or visit occurred
  • Monitor the mortgage loan process and provide timely assistance to purchasers, co-op agents, outside lenders (when applicable), closing attorney and coordinators as needed
  • Develop a minimum of 5 new Leads weekly
  • Communicate website updates and needed changes to Marketing staff as needed
  • Participate in weekly Community Builder Meetings to resolve and uncover issues
  • Attend and serve as host or hostess at all Grand Opening and homeowner parties. Review marketing standards and guidelines for specific duties and responsibilities at these functions
  • Define and maintain all A & B prospects as outlined in SMART and be prepared to review at weekly sales meetings.
  • Monitor and maintain record of all Product Development Changes, and inform Prospects and Buyers as needed in a timely manner
  • Maintain current base pricing and option prices on website listing services
  • FMLS Responsibilities:
  • Maintain accurate listings on all “spec” homes as they are set up in the system.
  • Maintain 25 photos of the home at all times in current and future stage.
  • Update listings as needed for price changes, plans, and any changes deemed necessary for incentives.
  • Arrive at Sales Center a minimum of 15 to 30 minutes before opening daily and ensure that homes are ready for customer walk-throughs
  • Ensure proper staffing of Sales Center/Model Homes during business hours
  • Effectively market the community via the community’s Information Box, located outside each Sales Center. At the end of each day, leave 10 (ten) flyers, base price sheets, etc., in the Information Box. When arriving at the community each day, remove all flyers from the Information Box before opening the Sales Center. Information Boxes should be empty during business hours.

MINIMUM JOB REQUIREMENTS:

Education: High School Diploma
Licenses: Alabama Real Estate License
Experience: Minimum of 3 years in residential home sales or similar industry.
Computer Skills: Microsoft Office, Internet
